About The Position

The Purchasing Agent develops and maintains cost-effective estimates and supporting budgets for new home construction and selects and employs quality contractors in alignment with department and budget objectives. The role reviews new home sales contracts, prepares estimates and material take-offs, maintains construction budgets, and coordinates bids and contracts with current and prospective trade partners. It also supports community setup in Newstar purchasing software and works with the Purchasing Manager and Community Builders to maintain scopes of work.

Requirements

Proficiency with MS Office applications, including MS Excel.
Detail-oriented and organized.
Ability to multitask and establish priorities.
Knowledge of the new home construction process.
Valid driver's license.
High school diploma required.
College degree preferred, or 2–4 years of residential homebuilding or estimating experience, or an equivalent combination of education and/or work experience.

Nice To Haves

Knowledge of Newstar purchasing software is a plus.
College degree preferred.

Responsibilities

Review new home sales contracts and create construction estimates.
Maintain construction budgets and ensure compliance.
Prepare bid packages and submit them to current and prospective trade partners.
Prepare material take-offs for items such as lumber, trim, roofing, and siding.
Conduct field visits to verify that ordered materials are not being wasted.
Assist the Purchasing Manager with setting up new communities in Newstar purchasing software.
Process variance purchase orders.
Work with the Purchasing Manager and Community Builders to maintain scopes of work.
Manage trade partners and their contract files, ensuring current pricing, scopes of work, and contracts are signed by all trades.
Enter trade contract data into Newstar.
Perform other duties as apparent or assigned.
