About The Position

The Property Marketing & Digital Strategy Associate plays a critical role in supporting portfolio-wide leasing performance, digital marketing strategy, and operational marketing execution across Quinn Residences’ growing Build-to-Rent portfolio. This role partners cross-functionally with Property Marketing, Operations, IT, Asset Management, and Corporate Communications to support digital leasing systems, lead generation initiatives, website optimization, and marketing technology performance. The Associate is responsible for driving qualified traffic, improving digital conversion performance, maintaining operational consistency across platforms, and supporting scalable marketing systems that enhance portfolio occupancy, leasing efficiency, and resident experience.

Requirements

  • Bachelor’s degree in Marketing, Communications, Business, or related field preferred.
  • 3–5 years of experience in property marketing, multifamily marketing, digital marketing, leasing operations, or related fields.
  • Experience working with leasing and property management systems including Yardi, RentCafe, EliseAI, Engrain, SmartRent, or equivalent platforms preferred.
  • Strong understanding of PPC, ILS management, CRM systems, SEO, digital leasing funnels, and online lead generation strategies.
  • Strong organizational, analytical, and project coordination skills with ability to manage multiple priorities across a growing portfolio.
  • Proficiency in Excel, Canva, Google Analytics, Monday.com, and marketing reporting systems.
  • Excellent communication and cross-functional collaboration abilities.
  • Experience within multifamily, single-family rental, or Build-to-Rent environments preferred.

Responsibilities

  • Support and oversee portfolio-wide digital advertising initiatives including PPC, paid search, geofencing, retargeting, ILS advertising, and SEO-focused strategies.
  • Execute and optimize campaigns across platforms including Google Ads, Bing Ads, LinkedIn, Meta, Zillow, CoStar/Apartments.com, RentCafe, and Google Business Profiles.
  • Monitor campaign performance, lead quality, conversion trends, and cost-per-lease reporting across the portfolio.
  • Coordinate ad creative updates, campaign launches, A/B testing, audience targeting, and performance optimization initiatives.
  • Implement tracking and attribution strategies using Google Analytics 4 and platform reporting dashboards to drive actionable insights and ROI.
  • Support demand generation strategies aligned with occupancy, leasing, and revenue goals.
  • Support portfolio systems including EliseAI, RentCafe, Engrain, SmartRent, Yardi, Matterport, and related leasing technology integrations.
  • Monitor AI leasing workflows, CRM functionality, self-guided tours, lead routing, and prospect communication performance.
  • Coordinate testing, troubleshooting, onboarding, and implementation support for digital leasing tools and integrations.
  • Maintain operational consistency across websites, CRM systems, syndicated feeds, office hours, and digital leasing workflows.
  • Identify and escalate operational inefficiencies impacting prospect experience, lead conversion, or reporting accuracy.
  • Support management of community websites to ensure pricing accuracy, approved branding, SEO alignment, and optimized user experience.
  • Conduct recurring audits of ILS listings, Google Business Profiles, syndicated feeds, maps, and digital platforms for consistency and accuracy.
  • Coordinate updates related to imagery, ad copy, floor plans, office hours, virtual tours, and calls-to-action.
  • Ensure digital marketing efforts align with brand standards, accessibility requirements, Fair Housing compliance, and operational guidelines.
  • Partner with Corporate Communications to maintain brand consistency across all digital channels.
  • Support portfolio-wide marketing execution including lease-up readiness and campaign coordination.
  • Maintain marketing workflows and project visibility through Monday.com and related systems.
  • Assist with centralized tracking of digital launches, campaign execution, signage requests, and vendor deliverables.
  • Support collaboration across Marketing, Operations, Facilities, IT, Asset Management, and Corporate Communications teams.
  • Help streamline communication workflows, project accountability, and execution tracking across departments.
  • Maintain portfolio-level marketing dashboards, reporting tools, and performance summaries related to traffic, conversions, occupancy pacing, and advertising effectiveness.
  • Analyze leasing funnel performance and digital engagement trends to identify operational opportunities and marketing recommendations.
  • Support executive recaps, board-ready reporting, and portfolio marketing insights.
  • Track PPC performance, lead attribution, AI leasing effectiveness, and digital conversion metrics to support data-driven decision-making.
