About The Position

The Property Manager is responsible for the overall operations of the property, including efficient operations, supplier contracts, maintenance, lease administration, and monthly reporting. The role also creates a positive experience for residents, associates, and clients.

The Property Manager manages day-to-day property operations, including resident satisfaction and retention, resident lifecycle activities, property financial performance, and marketing in accordance with company standards. The role meets client expectations, supports and develops associates, executes strategic marketing plans, responds to resident concerns, and maintains property safety, emergency planning, and risk management records.

Requirements

• High school diploma required.
• Two to three years of property management experience required.
• One to two years of direct management experience required.
• Knowledge of resident rental lifecycle activities required.
• Very strong organizational and time-management skills.
• Strong interpersonal skills to communicate effectively and sensitively with all levels of management.
• Intermediate knowledge of Microsoft Office Suite, including Outlook, Word, PowerPoint, and Excel.
• Sensitivity to confidential matters.
• Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
• Ability to relay technical concerns with adequate detail, quickly and accurately.
• Ability to read, write, comprehend, and converse in English.
• Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
• Excellent customer-service and interpersonal skills, with the ability to relate to others.
• Ability to cope with and defuse situations involving angry or difficult people.
• Valid driver’s license, clean driving record, and current auto insurance required.

Nice To Haves

• Bachelor’s degree preferred.
• Real estate license preferred or may be required in some locations.
• Knowledge of Salesforce.com preferred.
• Prior experience with Yardi Voyager or an equivalent system preferred.

Responsibilities

• Manage day-to-day property operations, including resident satisfaction and retention, lease administration, rent collection, delinquency management, property P&L, and property marketing in accordance with company standards.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide corrective feedback to, and hire associates.
• Lead and communicate a shared vision, and provide associates with coaching and development.
• Execute the strategic marketing plan to attract and retain residents.
• Understand and follow the operating guidelines established in the property management agreement.
• Respond to resident complaints and issues, and serve as a liaison between residents and the corporate office regarding common-area maintenance administration and enforcement of landlord rules and regulations.
• Maintain professional and technical knowledge through educational workshops, professional publications, and personal networks.
• Organize and implement site natural-disaster and emergency-evacuation plans.
• Manage property and associate safety records, property-loss claims, and risk-management initiatives.
• Perform other duties as assigned.
