Community Property Management (CPM Gateway) is looking for a proactive, people-focused Property Manager to help lead the daily operations of residential communities across Illinois and Missouri. Requirements

  • 2+ years of experience in property management, leasing, administrative support, customer service, or related roles
  • Strong organizational and multitasking skills
  • Excellent written and verbal communication
  • Ability to manage priorities and deadlines independently
  • Proficiency in Microsoft Office (Excel, Word, Outlook)
  • Valid driver’s license and reliable transportation
  • Ability to conduct on-site property inspections, including walking properties and climbing stairs
  • Availability for occasional evening board meetings and urgent community matters

Nice To Haves

  • Experience with HOA or community association management
  • Familiarity with property management platforms such as AppFolio, Yardi, or Buildium
  • CMCA®, AMS®, or PCAM® certifications (or interest in obtaining them)

Responsibilities

  • Managing daily operations for HOA and residential communities
  • Conducting routine property inspections and proactively identifying maintenance or compliance needs
  • Coordinating vendors and contractors for repairs, maintenance, and improvement projects
  • Serving as the primary point of contact for residents, HOA boards, and committees
  • Preparing for and attending board and annual meetings (including occasional evening meetings)
  • Maintaining organized records, reports, and community documentation
  • Assisting with budgets, invoices, accounts receivable tracking, and monthly financial reporting
  • Collaborating with internal teams to ensure communities operate efficiently
  • Building strong, professional relationships with residents, vendors, and stakeholders
