About The Position

Hyperion Residential Group is hiring an on-site Property Manager to lead Seahawk Cove, a 48-unit, 144-bed student housing community in Wilmington, NC. This is a hands-on leadership role at a tight-knit community close to campus and the coast. As Property Manager, you are the face of Seahawk Cove. You'll own everything from leasing and resident experience to the budget, the team, and the annual turn that gets the community move-in ready each August. You'll be supported by Hyperion's regional and corporate teams, but the day-to-day success of the community is yours to drive.

Requirements

  • 2+ years of property management or leasing experience; student housing or multifamily experience strongly preferred
  • A proven track record of meeting leasing, occupancy, or sales goals
  • Supervisory or team-leadership experience
  • Excellent communication, customer service, and problem-solving skills
  • Strong organization and the ability to juggle leasing, operations, and finances at once
  • Comfort with property management software (Entrata experience is a plus) and Microsoft Office
  • Working knowledge of Fair Housing and landlord-tenant regulations
  • Availability to work a flexible schedule, including some evenings and weekends during peak leasing season and the summer turn
  • High school diploma or equivalent required
  • Valid driver's license

Responsibilities

  • Drive leasing and occupancy by owning the bed-by-bed leasing cycle (tours, applications, roommate matching, renewals, and pre-leasing campaigns) to hit occupancy and revenue goals.
  • Lead marketing and outreach by promoting the community through social media, campus partnerships, resident referrals, and on-site events.
  • Deliver a great resident experience by building relationships with residents and guarantors, responding to concerns quickly, planning resident events, and driving retention and renewals.
  • Manage the money by collecting rent, managing delinquencies and accounts receivable, posting charges accurately, and operating the community within its approved budget.
  • Run the operation by supervising on-site leasing and maintenance staff, coordinating work orders and vendors, conducting regular property inspections, and maintaining curb appeal.
  • Own the turn by planning and overseeing the summer make-ready turn so every unit is clean, repaired, and move-in ready for the fall.
  • Stay compliant by following Fair Housing, landlord-tenant law, and company policy in every interaction, and keeping accurate resident and property records.
  • Report to ownership by providing timely, accurate reporting on occupancy, financials, and community performance.
