About The Position

Join our community and experience Emerson College! The Property Manager reports to the Director of Real Estate and Space Planning and is responsible for managing the College’s commercial properties, both those owned and those leased from external entities. This role also includes supporting space planning initiatives. It is a key position that requires strong attention to detail, excellent interpersonal and organizational skills, and the ability to collaborate effectively with a diverse range of stakeholders.

Requirements

  • Bachelor's Degree in Technical Theatre, Fine Arts, or a related field required
  • 3-5 years of experience in property management required, including experience with commercial real estate
  • Ability to read and understand legal documents
  • Exceptional accuracy and attention to detail required
  • Good math skills
  • Intermediate to Expert proficiency in MS Excel and the ability to learn new software easily
  • Ability to tour a property and identify safety issues and construction flaws
  • Ability to schedule and supervise other staff
  • Excellent organizational skills and the ability to maintain multiple projects simultaneously and to prioritize tasks
  • Self-starter with excellent interpersonal communication and problem-solving skills

Responsibilities

  • Manage commercial properties and tenants in the college's buildings, monitoring collections, lease renewals, rent increases, and determining each tenant's share of RET and CAM charges. Maintain a tracking system for the college’s properties as Lessee and Lessor.
  • Serve as tenant liaison and provide excellent customer service to tenants related to any aspect of their tenancy. Including but not limited to tenants’ waste management practices and the safety of egress areas.
  • Maintain accurate faculty and staff location data for Workday, and manage the data as needed when employees are onboard or depart.
  • Implement and coordinate space moves throughout the campus, as approved by senior leadership. Perform regular inspections of the college’s building, monitoring cleanliness and the curb appeal, and ensuring signage accuracy, appropriate furniture placement, and condition.
  • Manage furniture on campus, including the purchase, delivery, and assembly of new furniture, and the inventory of existing furniture in use and storage.
  • Maintain the interior and exterior signage program across campus, adhering to campus standards.
  • Coordinate building access with ECPD by gathering the needs of all key campus stakeholders to determine building hours on a weekly basis.
  • Prepare project feasibility reports by performing space needs assessments, providing potential space reconfiguration designs, budget estimates, and other deliverables. Draft scopes of work and oversee all minor capital projects and relocations to ensure design standards are adhered to.
  • Coordinate the gathering and evaluation of space utilization data, analyze long-term departmental space requirements, develop space utilization scenarios for long-term growth, and prepare and present dashboards, plans, and analyses.
  • Serve as liaison with Property Managers or owners of leased properties in relation to the cleanliness of offices, keys, security issues, work orders, and building access. Inform college stakeholders of any activity that may interfere with normal business operations.
  • Perform other miscellaneous duties as assigned.
