The Property Manager will be responsible for overseeing all aspects of property operations, including marketing, leasing, financial reporting, resident management, physical asset maintenance, staff training, human resources, and safety programs.

Requirements

  • Supervisory experience with both leasing and maintenance staff.
  • College Degree or Applicable Work History.
  • 5+ years of experience in residential property management.
  • Experience with software (Entrata, CRM, etc.).
  • Demonstrates integrity on a personal and professional level.
  • Exceptional communication, sales, and negotiation skills.
  • Ability to solve problems involving residents and challenging situations.

Nice To Haves

  • Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred.

Responsibilities

  • Creates and executes the property’s Annual and 90-day Marketing + Leasing Plans in collaboration with the Marketing Department.
  • Provides continual sales and leasing training to all leasing and sales staff.
  • Prepares regular market surveys and shops competition regularly.
  • Prepares the property's annual budget and monitors budget performance, reporting variances.
  • Assists with monthly financial accounting, reporting, and explanation of variances.
  • Prepares purchase orders and inputs all invoices into Entrata.
  • Supervises inventory of all equipment and supplies.
  • Provides leadership to staff and residents by following company procedures and demonstrating a professional image.
  • Works with the Regional Manager to maximize NOI and ensure owner goals are met.
  • Creates and drives new revenue streams to achieve and exceed goals.
  • Ensures resident retention programming (SUN® program) is executed consistently for high resident satisfaction.
  • Ensures resident files are accurate, complete, and maintained according to guidelines.
  • Administers rent collection programs consistently.
  • Manages the resident complaint log and seeks assistance from the Regional Manager when needed.
  • Manages move-ins and move-outs, ensuring proper communication with site staff.
  • Regularly evaluates maintenance operations for cost efficiency and preventative maintenance programming.
  • Makes regular, detailed inspections of the physical plant and ensures corrective action is taken for deficiencies.
  • Audits service requests performed by site staff and performs inspections of maintenance work.
  • Evaluates and approves decisions for physical repair, replacement, and/or improvements consistent with the capital improvement plan.
  • Supervises all vacant apartment make-ready procedures and ensures staff productivity.
  • Directs and/or makes recommendations to the Maintenance Supervisor for physical repairs, replacements, and/or improvements.
  • Directs, approves, and/or makes recommendations for supplies, materials, and equipment.
  • Trains staff members on the Company’s standard operating procedures and policies.
  • Ensures staff training is consistently administered and that staff are knowledgeable on company procedures.
  • Coordinates and ensures site staff is trained properly in Entrata.
  • Upholds standards relating to employee training, United’s Pure Safety training, and industry-specific training.
  • Responsible for ensuring staffing levels are in alignment with business needs.
  • Supervises on-site personnel and all activities relating to personnel management (scheduling, time and attendance, payroll, progressive discipline).
  • Manages employee training and development.
  • Hires and terminates employees in accordance with established guidelines.
  • Conducts formal employee performance evaluations and recommendations for promotions and/or salary increases.
  • Actively participates in, follows, and enforces safety and health programs.
  • Resolves questions, approves and/or recommends necessary expenditures to correct unsafe conditions.
  • Conducts regular shop, warehouse, office, and ground-job site tours, and safety inspections.
  • Personally performs safety inspections and reviews safety inspection reports.
  • Conducts regular safety meetings with employees.
  • Investigates accidents and assists with completion of accident report forms.
  • Ensures specific safety programs are implemented and complied with consistently.
  • Reviews safety-related disciplinary actions with employees.
