We are seeking a Property Manager to join the team at The Kensington at Halfmoon, located in Clifton Park, NY. This role is responsible for creating and executing marketing and leasing plans, managing financial reporting and control, overseeing site activity and resident management, maintaining the physical asset, training staff, and managing human resources and personnel. The Property Manager will also be responsible for enforcing safety and health programs.

Requirements

  • Supervisory experience with both leasing and maintenance staff
  • College Degree or Applicable Work History
  • 5+ years of experience in residential property management
  • Experience with software (Entrata, CRM, etc.)
  • Demonstrates integrity on a personal and professional level
  • Exceptional communication, sales, and negotiation skills
  • Ability to solve problems involving residents and challenging situations

  • Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred.

Responsibilities

  • Creates the property’s Annual and 90-day Marketing + Leasing Plans in collaboration with the Marketing Department and ensures successful execution.
  • Coordinates and disseminates timely communication for scheduled events and provides continual sales and leasing training to staff.
  • Prepares regular market surveys, shops competition, and makes recommendations to improve marketing and leasing programs.
  • Reviews all rental applications and lease forms for accuracy and compliance.
  • Prepares the property's annual budget and monitors budget performance, reporting variances.
  • Assists Property Accountant with monthly financial reporting and explanation of variances.
  • Prepares purchase orders, inputs invoices into Entrata, and reports payroll information.
  • Supervises inventory of all equipment and supplies and manages the property's Petty Cash.
  • Provides leadership to staff and residents, ensuring adherence to company procedures and professional demeanor.
  • Works with Regional Manager to maximize NOI and align property operations with owner goals.
  • Creates and drives new revenue streams to achieve and exceed goals.
  • Ensures resident retention programming (SUN® program) is executed consistently for high resident satisfaction.
  • Ensures resident files are accurate, complete, and maintained according to guidelines.
  • Administers rent collection programs consistently to ensure revenue is collected within operating standards.
  • Manages the resident complaint log and move-ins/move-outs, ensuring proper communication with staff.
  • Regularly evaluates maintenance operations for cost efficiency and supervises vacant apartment make-ready procedures.
  • Makes regular, detailed inspections of the physical plant, reporting deficiencies and ensuring corrective action.
  • Audits service requests, implements, reviews, and makes changes to maintenance schedules as needed.
  • Evaluates and approves decisions for physical repair, replacement, and/or improvements.
  • Supervises all vacant apartment make-ready procedures and ensures productivity of staff.
  • Directs and/or makes recommendations to the Maintenance Supervisor for physical repairs and improvements.
  • Directs, approves, and/or makes recommendations for supplies, materials, and equipment.
  • Trains staff members on Company's standard operating procedures and policies.
  • Ensures staff training is consistently administered and that staff are knowledgeable on procedures.
  • Coordinates and ensures site staff is trained properly in Entrata.
  • Upholds standards relating to employee training, United’s Pure Safety training, and industry-specific training.
  • Responsible for ensuring staffing levels align with business needs.
  • Supervises on-site personnel and manages activities relating to personnel management (scheduling, time/attendance, payroll, discipline).
  • Manages employee training and development, and hires/terminates employees according to guidelines.
  • Conducts formal employee performance evaluations and recommends promotions/salary increases.
  • Actively participates in, follows, and enforces safety and health programs.
  • Resolves questions, approves, or recommends expenditures to correct unsafe conditions.
  • Conducts regular safety inspections and ensures safe work practices are observed.
  • Conducts regular safety meetings with employees to promote safety awareness.
  • Investigates accidents and assists with completion of accident report forms.
  • Ensures specific safety programs are implemented and complied with consistently.
