Requirements

  • Proven experience managing a residential property
  • Experience with affordable housing programs (LIHTC / Section 42 preferred)
  • Ability to follow established procedures while managing competing priorities
  • Strong organizational skills and attention to detail, especially with compliance and documentation
  • Experience supervising or supporting team members in a small team setting
  • Excellent communication skills and a professional, steady approach
  • Strong problem-solving skills with a focus on practical, compliant solutions
  • Experience with property management software
  • Valid driver's license and ability to perform regular property inspections

Responsibilities

  • Lead daily operations with a focus on consistency, efficiency, and resident satisfaction
  • Supervise and support a small on-site team, providing guidance and accountability
  • Build and maintain strong relationships with residents, vendors, and ownership partners
  • Manage property performance, including occupancy, leasing activity, and resident retention
  • Oversee budgeting, monitor expenses, and support financial performance goals
  • Review leases and ensure all documentation is accurate and compliant
  • Manage rent collections and coordinate delinquency procedures
  • Coordinate move-ins, move-outs, and resident communications
  • Ensure readiness for property inspections (HUD, state agency, investor)
  • Maintain compliance with affordable housing programs, including certifications and recertifications
  • Oversee file accuracy, income verification, and audit preparation
  • Consistently follow Oakbrook policies, procedures, and values
