About The Position

Manage property operations to foster a community, meet financial expectations and supervise a successful team. This position is a hybrid, meaning that the property manager will work at the Humboldt property for 3 days and will float at other properties that need help for 2 days. This is a great way to get experience across multiple sites and truly learn the business!

Requirements

  • Must possess a minimum of two (2) years Property Manager experience or three (3) years of Assistant Manager experience.
  • Must possess the ability to communicate effectively, both verbally and in writing.
  • Must possess excellent organizational skills and the ability to manage multiple priorities while meeting deadlines.
  • Must have intermediate proficiency with Microsoft Office suite.
  • Maintain professional office environment.

Nice To Haves

  • Yardi experience preferred.
  • Experience with Section 8, Section 42, LIHTC preferred.

Responsibilities

  • Oversee property occupancy by maintaining a high level of customer service and strong resident relations, managing the new prospect pipeline, managing the prospect application and lease renewal processes, monitoring online and promotional presence, ensuring pricing and promotions are in line with market competitors, ensuring unit turns are completed in a timely manner, walking the grounds daily for curb appeal, and overseeing and participating in resident activities and retention programs.
  • Manage and maintain property rent collections per Company policy.
  • Maximize property income including units, damage chargebacks, storage, garage, parking and animal rent.
  • Control property expenses by reviewing invoices, processing them in a timely manner using Yardi Procure to Pay, looking for ways to reduce utility consumption, conducting annual unit inspections, walking the property weekly for preventative maintenance items, managing work orders, following capital expenditure budget, managing supplies on hand, ensuring chargebacks for unit damage, maintaining positive vendor relationships, and reviewing budget monthly.
  • Train and manage employees on job responsibilities and be a valuable and supportive leader of an effective team.
  • Manage Compliance requests and annual recertifications, if applicable.
  • Prepare for and respond to city, investor, lender or other inspections.
  • Assist residents with questions and guide residents to enter work orders in the resident portal.
  • Participate in creating annual operating budget with Portfolio Director.
  • Oversee and maintain site records.
  • Ensure site keys are kept in a locked area with limited access.
  • Follow and enforce all Company policies and procedures.
  • Perform other duties as assigned.
