This role is for a full-time Property Manager at The Treasury, a multi-family housing community in Syracuse, NY.

Requirements

  • Supervisory experience with both leasing and maintenance staff.
  • 3-5 years of experience in residential property management.
  • Experience with software such as Entrata, CRM, etc.
  • Demonstrates integrity on a personal and professional level.
  • Exceptional communication, sales, and negotiation skills.
  • Ability to solve problems involving residents and challenging situations.

Nice To Haves

  • Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation.

Responsibilities

  • Creates and executes the property’s Annual and 90-day Marketing + Leasing Plans in collaboration with the Marketing Department.
  • Coordinates and disseminates timely communication for scheduled events.
  • Provides continual sales and leasing training to all leasing and sales staff.
  • Prepares regular market surveys and shops competition regularly.
  • Prepares weekly and monthly reports.
  • Reviews all rental applications and lease forms for accuracy and compliance with resident policy.
  • Prepares the property's annual budget in conjunction with the Regional Manager and Property Accountant.
  • Monitors budget performance and reports variances.
  • Assists Property Accountant with monthly financial reporting and variance explanations.
  • Prepares purchase orders and inputs all invoices into Entrata.
  • Reports payroll information to the Corporate office / Human Resources.
  • Supervises inventory of all equipment and supplies.
  • Manages the property's Petty Cash.
  • Provides leadership to staff and residents by following company procedures and demonstrating a professional image.
  • Works with the Regional Manager to maximize NOI and align property operations with owner goals.
  • Creates and drives new revenue streams to achieve and exceed goals.
  • Ensures consistent and high-quality execution of resident retention programming (SUN® program).
  • Ensures resident files are accurate, complete, and maintained according to operating guidelines.
  • Administers rent collection programs consistently to ensure revenue is collected within operating standards.
  • Manages the resident complaint log and seeks assistance from the Regional Manager when needed.
  • Manages move-ins and move-outs, ensuring proper communication with site staff.
  • Regularly evaluates maintenance operations for cost efficiency of staffing and preventative maintenance.
  • Conducts detailed inspections of the physical plant, reports deficiencies, and ensures corrective action is taken.
  • Audits service requests performed by site staff.
  • Performs regular inspections of maintenance work and adjusts maintenance schedules as needed.
  • Evaluates and approves decisions for physical repair, replacement, and/or improvements consistent with the capital improvement plan.
  • Maintains knowledge of the current status and conditions of all vacant apartments.
  • Performs regular inspections of common areas, grounds, and the exterior of the building.
  • Supervises vacant apartment make-ready procedures and ensures staff productivity.
  • Directs or makes recommendations to the Maintenance Supervisor for physical repairs and improvements.
  • Directs, approves, or makes recommendations for supplies, materials, and equipment.
  • Trains staff members on the Company’s standard operating procedures and policies.
  • Ensures staff training is consistently administered and that staff are knowledgeable.
  • Coordinates and ensures site staff is trained properly in Yardi.
  • Upholds standards for employee training, United’s Pure Safety training, and industry-specific training.
  • Responsible for ensuring staffing levels align with business needs.
  • Supervises on-site personnel and manages all aspects of personnel management (scheduling, time/attendance, payroll, discipline).
  • Manages employee training and development.
  • Hires and terminates employees in accordance with established guidelines.
  • Conducts formal employee performance evaluations and makes recommendations for promotions/salary increases.
  • Actively participates in, follows, and enforces safety and health programs.
  • Resolves questions and approves/recommends expenditures to correct unsafe conditions.
  • Conducts regular safety inspections of work sites to ensure safe practices and conditions.
  • Performs safety inspections and reviews reports, making or obtaining corrections as required.
  • Conducts regular safety meetings with employees.
  • Investigates accidents and assists with accident report completion.
  • Ensures specific safety programs (e.g., hazard communication, bloodborne pathogens) are implemented and complied with.
  • Reviews safety-related disciplinary actions with employees.
