About The Position

Responsible and accountable for on-site operations and performance of a specific apartment community or self storage property. This role involves directing property operations and staff in the most cost-effective manner, developing and managing the annual budget, and maintaining occupancy levels according to budget. The Property Manager is responsible for hiring, managing performance, and addressing employee relations issues, as well as motivating and developing staff. Key duties include processing applications, re-certifications, and providing required information to compliance. The role also involves supervising rent collection, bank deposits, and petty cash records, pursuing delinquent rents and evictions, and providing account information to the Regional Supervisor. Additionally, the Property Manager directs marketing and leasing activities, supervises resident relations, enforces community rules, and oversees maintenance, landscaping, lawn care, and snowplowing activities. Collaboration with the Regional Supervisor is essential for developing and achieving annual budget objectives. The role also includes showing apartments to prospective residents and performing other assigned duties.

Requirements

  • High school diploma or general education degree (GED)
  • 1 year of experience
  • Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.
  • Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals.
  • Ability to compare rate, ratio and percentages and interpret basic graphs.
  • Ability to apply common sense understanding to carry out instructions in written, oral or diagram form.
  • Ability to deal with problems that involve concrete variables in standardized situations.
  • Intermediate experience with MS Office.
  • Intermediate experience with property management software.

  • CAM, ARM or similar recommended.

Responsibilities

  • Supervise the maintenance staff, repairs, preventive maintenance and improvements.
  • Supervise all landscaping, lawn care and snowplowing activities.
  • Work with the Regional Supervisor to develop, monitor and achieve annual budget objectives.
  • Show apartments to prospective residents.
  • Other duties as assigned.
