About The Position

Prodigy Properties is seeking a Property Manager to oversee the direct management of various property asset classes including commercial, retail, multifamily, and residential. This role will primarily focus on managing bank-owned or receivership properties. Requirements

  • 2-4 years of directly related experience in an operational or related role
  • Highly proficient in Microsoft Office
  • Proven ability to comply with operational policies and procedures, codes, and regulations
  • Exceptional organizational, problem-solving, and interpersonal skills
  • Strong relationship management, negotiation, conflict resolution and problem-solving skills
  • Required to drive personal vehicle on company business
  • Required to physically tour and evaluate vacant and/or occupied properties

Nice To Haves

  • Experience with Rent Manager, Yardi, and/or Entrata
  • Working knowledge of affordable housing laws and anti-discrimination legislation
  • Experience in real estate, management, leasing, multi-family/single family/scattered site housing, sales, hospitality, or retail
  • CPM, RPA, or RAM designation
  • Bachelor’s degree in real estate, Finance, Business Management or a related field (or equivalent experience)

Responsibilities

  • Oversee, maintain, and inspect all designated buildings and properties
  • Coordinate property maintenance and inspections
  • Respond to emergency calls and ensure resolution
  • Manage leases, deposits, rent collection, and agreement compliance
  • Complete paperwork for housing assistance programs
  • Resolve tenant complaints, violations, and issues
  • Manage evictions as needed
  • Prepare annual budgets and report on financial performance
  • Track lease dates and report vacancies, tenant data, and property conditions
  • Manage on-site staff, vendors, and contractors
  • Prepare CAM reconciliations
  • Build and maintain tenant relationships
  • Prepare purchase orders and approve invoices
  • Maintain COIs for tenants and coordinate contractors
  • Market vacant spaces to attract tenants as needed
  • Handle move-out reconciliations, damage checks, and deposit returns per state law
  • Communicate issues and recommendations to management
  • Enter data into property management software
