About The Position

Property Managers are responsible for overseeing the day-to-day operations of the community while meeting a high-quality standard. This job requires travel between multiple properties. Responsibilities include providing tours to prospective residents, completing guest cards, and keeping traffic logs. Traveling to and from assigned properties on days that are required. Answering phone and emails. Collecting all required documentation and verifications for file processing on lease renewals and new move-in files and submitting to compliance for approval. Responsible for the curb appeal of the property. Monitoring preventative maintenance schedules. Supervising the daily maintenance schedule. Conducting quarterly inspections of both the exterior and interior of buildings, including apartment homes. Implementing Safety/Security programs. Responsible for the issue and control of keys to the property. Processing move-out charges and paperwork and submitting to the home office. Documenting incidents that occur on the property. Maintaining proper control of materials and supplies. Complying with operating budgets. Following HRMS policies and procedures. Securing bids for expenditures over $50, submitting to supervisor, and following Yardi procedures for entering purchase orders. Keeping the Yardi program up-to-date with all current property information. Achieving effective knowledge of software programs. Collecting rent, security deposits, and application fees. Preparing deposits and entering them in Yardi within 24 hours of receipt. Building and maintaining resident and vendor relationships. Creating a TEAM environment for staff. Holding daily, weekly, monthly meetings with staff to coordinate work and achieve objectives. Weekly reporting. Maintaining regularly scheduled Resident/Community meetings. Resident retention. Advertising to fill community vacancies. Attending training as directed by supervisor/home office. Responsible for petty cash and reconciling by the 25th of each month. Ordering supplies as needed. Leading, coaching, and providing motivation to maintenance staff on a proactive basis. Assisting Accounting and HR in following policies and procedures in accordance with company guidelines set forth in the employee handbook. On-Call Duties. Other duties may include, but are not limited to: as assigned by HRM Services.

Requirements

  • Property management experience is required
  • Experience in Affordable Housing Programs - LIHTC, HOME, HUD, USDA RD
  • Experience in Management Software: Yardi (Preferred), Onesite, Appfolio
