The Property Manager serves as the on-site and portfolio-level leader responsible for delivering an exceptional tenant experience, driving financial performance, and executing operational excellence across assigned assets. This role combines a hospitality-first mindset with strong financial ownership, disciplined operations, and technology-enabled execution. The Property Manager is not simply managing buildings; they are curating high-performing environments where tenants thrive and assets outperform. Requirements

  • 3–7+ years of commercial property management experience
  • Retail and/or mixed-use experience strongly preferred
  • Proven ability to manage budgets, vendors, and tenant relationships
  • Hospitality background or experience strongly valued
  • Hospitality-driven mindset with acute attention to detail
  • Solid financial and analytical capabilities
  • Excellent communication and relationship management skills
  • Tech-forward and adaptable to new tools and systems
  • Passion for quality and excellence
  • Ability to collaborate with people across multiple disciplines and markets
  • Strong organizational and process skills to navigate multiple competing priorities and teams

Responsibilities

  • Tenant Experience & Hospitality: Serve as the day-to-day relationship manager for tenants at each portfolio property. Deliver a tailored hospitality experience aligned with each asset. Proactively engage tenants through regular communication and community-building initiatives. Lead tenant issue resolution with urgency, ownership, and follow-through.
  • Financial Performance & Asset Execution: Own budget-to-actual performance, including variance analysis and corrective action planning. Partner with Asset Management to execute business plans. Oversee accounts receivable, CAM management, recoveries, and expense control. Drive NOI growth through operational efficiencies and strategic vendor management.
  • Operations & Vendor Management: Execute Asana Partners operating standards across maintenance, engineering, janitorial, landscaping, and life safety. Manage vendors as performance-based partners. Ensure vendor compliance, COIs, and service standards are consistently met. Oversee capital projects, tenant improvements, and property upgrades.
  • Technology & Data-Driven Management: Leverage Asana Partners technology platforms (e.g., Yardi Voyager, Cove, AI tools) to monitor performance and operations. Ensure data accuracy, reporting transparency, and real-time visibility. Use analytics and dashboards to drive proactive decision-making. Adopt AI-enabled tools to improve responsiveness and efficiency.
  • Leadership & Team Coordination: Lead and coordinate property teams, including assistants, engineers, and third-party partners. Establish clear expectations around urgency, accountability, and service quality. Foster a culture of collaboration, hospitality, ownership, accountability, and intellectual curiosity that embraces continuous improvement and challenges conventional thinking. Support hiring, training, and development aligned with Asana Partners’ standards.
  • Risk Management & Compliance: Ensure compliance with life safety, regulatory, and lease requirements. Lead incident response, reporting, and risk mitigation efforts. Maintain thorough and accurate documentation across all operations.
