About The Position

Bluecrest Residential, a company with over 10,000 units and $2 billion in assets under management since 2004, is seeking a progressive Property Manager for Vintage Edge Apartments, a luxury midrise community of 191 units. This role is focused on driving positive budget performance through revenue maximization, market analysis, property inspection, expense control, resident retention, team communication, and talent development. As the Property Manager, your mission is to drive positive budget performance for the asset. You will embrace Bluecrest's culture of empowerment and transparency by engaging in healthy debate with leadership and sharing what is not working well on a weekly basis. You will maximize revenue by maintaining budgeted physical occupancy of 95%, market your community smartly by shopping comps regularly and understanding market demographics, and inspect your property weekly to identify, track, and correct deficient items. You will adhere to your budget, monitoring expenses and noting variances monthly, and manage an effective resident retention program with a goal of beating the industry standard. You will communicate with your team daily to collectively execute on leasing, renewal, work order, and turn goals, and attract, train, develop, and retain the best talent. You will continually evaluate your people, product, and price, taking action to solve problems proactively.

Requirements

  • Two years of experience as a Property Manager.
  • Experience managing luxury Class A apartments.
  • Experience with budgeting, revenue enhancement and expense control.
  • Experience directly supervising a team.
  • Experience adapting to new technology.
