The Property Manager reports directly to the Regional Manager and is responsible for the entire on-site operation of the complex. This role requires regular scheduled work hours and the ability to physically inspect the property, including walking all around the property and up stairs. The Property Manager must maintain a valid driver's license and ensure compliance with company policies in all financial and clerical procedures. A key aspect of this role involves accurate and timely maintenance of the computerized property management system, resident files (complying with HUD standards, LIHTC, and/or other Government-sponsored programs if applicable), and financial reporting. The Property Manager is also responsible for managing the project within budget, supervising all project employees (including hiring and firing), and keeping the Regional Manager informed of major project progress. Additionally, this role involves supervising on-site personnel in management-resident relations and ensuring employees demonstrate concern for resident welfare. The Property Manager must also inspect and approve contract work and prepare for government program or lender-sponsored physical inspections.
