About The Position

Accountable for all day-to-day property operations, our next Property Manager will oversee and enhance the value of our luxury multifamily apartment community in Lancaster, Ohio. This position will present the opportunity for you to foster strong relationships with owners, partners, employees, and those who call Central Ohio home.

Requirements

  • 3+ years prior experience in a Property Manager, Community Manager, and/or Site Manager position required
  • High School Diploma or GED required
  • Competence in utilizing Microsoft 365 (Outlook, Word, Excel) required
  • U.S. work authorization required for employment

Nice To Haves

  • Associate's degree and/or Bachelor's degree preferred
  • Certified Apartment Manager (CAM) and/or Accredited Residential Manager (ARM) certification is a plus
  • Willingness to achieve Fair Housing certification prior to interaction with prospects or residents
  • Competence in utilizing Yardi software highly preferred

Responsibilities

  • Set financial goals, handle collections, maintain accurate transaction records, prepare annual budgets and income projections in a timely manner; collect late fees and check charges, submit AP invoices to corporate, and manage petty cash
  • Maximize occupancy by implementing effective marketing strategies, closing deals, and ensuring market-ready apartments and property grounds meet high standards
  • Enter and monitor service requests in Yardi; communicate with maintenance staff, monitor progress, and ensure timely completion of tasks; schedule maintenance activities in collaboration with the Maintenance Supervisor
  • Monitor and analyze traffic logs, conversion ratios, budgets, and renewal information to optimize operations
  • Communicate with vendors and contractors regarding scheduling, billing, relationship management, and certificates of insurance
  • Maintain accuracy of resident files, leasing documents, and Yardi entries. Approve payroll hours and ensure compliance with administrative procedures
  • Oversee the emergency/safety protocols to minimize liabilities and ensure the well-being of staff and residents
  • Address resident concerns and requests through phone or in-person visits, follow-ups, community functions, newsletters, and notices
  • Conduct daily and weekly staff meetings; provide ongoing training, counseling, and leadership to enhance staff efficiency; administer action plans, provide support, and handle personnel processes such as evaluations, salary reviews, and time sheets
