Property Managers are responsible for maintaining our communities to a market-ready standard, always ensuring a high level of service. Property Managers are also responsible for motivating high-performing teams to maximize the performance of the property. This role ensures the smooth running of our community in a fast-paced environment, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. They provide superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. The role involves completing lease/renewal paperwork, tracking advertising and client traffic, and developing creative marketing programs by analyzing competition. A key aspect is developing, mentoring, leading, and managing a high-performing team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover. The Property Manager leads by example, modeling the company's mission to be the best national management company, and supervises day-to-day operations of the on-site team, ensuring policies and procedures are followed. This includes maintaining an effective on-site staff through interviewing, hiring, and coaching, maintaining resident files, and fostering a positive living environment through prompt conflict resolution. The role also manages the community budget and finances and works with leasing staff to meet leasing/marketing goals.
