About The Position

This role is for a Property Maintenance position at Horizon, where you will be part of a supportive, team-based work environment. The company offers a seamless onboarding experience to ensure success in the new role. The position involves performing general repairs, troubleshooting building systems, coordinating with vendors, completing paperwork, and managing productivity. It also includes performing cleaning, repairing, maintaining, constructing, renovating, demolishing, and moving building systems, ensuring compliance with regulations, and performing regulatory building audits and inspections. A preventative maintenance program for building systems and oversight of exterior property conditions are also key responsibilities. Additional duties may include renovation projects such as alterations of walls, carpentry, drywall, electrical, doors, ceilings, plumbing, floor covering, and paint. Effective communication, task prioritization, and utilization of a computer-based work order system are essential.

Requirements

• Previous maintenance experience required.
• Open to specialties including but not limited to plumbing, electrical, patch work, HVAC, home repairs, etc.
• Experience in cleaning, repairing, maintaining, constructing, renovating, demolishing, and moving building systems.
• A clean, valid, NYS driver’s license, three years of driving experience, and reliable transportation to travel locally on a regular basis.
• High School Diploma or equivalent required.

Responsibilities

• Perform general repairs including plumbing, electrical, floor covering, painting and seasonal needs.
• Troubleshoot all building systems to proactively maintain building operations.
• Coordinate with vendor and subcontractors.
• Complete all appropriate paperwork.
• Take direction from the Property Manager on issues concerning property management and maintenance. Manages productivity and daily job responsibilities.
• Perform cleaning, repairing, maintaining, constructing, renovating, demolishing, and moving building systems as needed. Ensures that building meets all appropriate compliance.
• Perform universal precautions and uses personal protective equipment, follows all OSHA, DOH and building regulations.
• Perform regulatory building audits, inspections, maintains reports and tracking systems to provide a safe and healthy environment for all clients and staff.
• Manage a preventative maintenance program for building systems.
• Provide oversight of all exterior property conditions.
• Additional duties may be required, but are not limited to the following: renovation projects including alterations of walls, carpentry, drywall, electrical, doors, ceilings, plumbing, floor covering and paint.
• Communicate effectively and prioritize tasks.
• Navigate and utilize computer-based work order system.
