About The Position

The Property Maintenance Technician is responsible for performing preventive maintenance, repairs, and general upkeep across one or more properties. This role involves a wide range of tasks including janitorial duties, light electrical, plumbing, carpentry, and painting. The technician will inspect property systems, respond to maintenance requests, and coordinate with external contractors. Additionally, the role requires maintaining accurate records, ensuring compliance with safety regulations, and interacting with residents or tenants regarding their maintenance concerns.

Requirements

  • High school diploma or equivalent; trade or technical certification preferred.
  • Prior experience in property, facility, or building maintenance.
  • Experience working with or supervising contractors and vendors.
  • Strong knowledge of general building maintenance.
  • Excellent troubleshooting and problem-solving skills.
  • Strong communication and interpersonal abilities.
  • Good organization and time management; capable of managing multiple priorities.
  • Attention to detail and customer service mindset.
  • Ability to work independently or as part of a team.
  • Valid driver’s license and reliable transportation.
  • Ability to work flexible hours, including evenings or weekends when needed.

Responsibilities

  • Perform general maintenance tasks including janitorial, light electrical, plumbing, carpentry, and painting.
  • Inspect property systems, equipment, and facilities to identify maintenance or safety issues.
  • Respond promptly to emergency and urgent maintenance requests.
  • Conduct preventive maintenance according to established schedules.
  • Document work performed, materials used, and labor hours.
  • Receive, review, and prioritize maintenance work orders.
  • Coordinate with contractors and service providers to obtain quotes, schedule work, and inspect quality.
  • Ensure all maintenance activities meet company standards and safety regulations.
  • Schedule regular inspections of property systems.
  • Maintain accurate service logs, maintenance records, and equipment documentation.
  • Track tool and supply inventory and request replacements as needed.
  • Prepare maintenance activity reports and assist with budgeting and forecasting.
  • Ensure compliance with local building codes, OSHA standards, and safety regulations.
  • Maintain safe work conditions and enforce proper use of personal protective equipment (PPE).
  • Stay current with changes in building and maintenance codes or regulations.
  • Recommend upgrades or improvements to enhance safety and efficiency.
  • Serve as a point of contact for residents or tenants regarding maintenance concerns.
  • Provide timely updates and professional communication about repair schedules and outcomes.
  • Escalate complex maintenance issues to the property manager or ownership as appropriate.
