The Property Maintenance Technician will be responsible for providing support in creating a preventative maintenance system and procedures to manage daily operations efficiently. The Property Maintenance Technician will report to the Executive Director and agree to comply with and perform the duties and responsibilities as described below.

Requirements

  • Must have completed high school or equivalent GED
  • Must be at least 18 years of age
  • Must have at least 3-5 years facility maintenance experience
  • Must submit to a TB test in accordance with state regulations

Responsibilities

  • Operating equipment used in skill trades, power, and hand tools, etc.
  • Adhering to safety practices and handling hazardous materials
  • Planning/managing projects
  • Utilizing defined and standardized processes
  • Operating a variety of job-related equipment
  • Problem solving, adapting to changing work priorities
  • Understanding and complying with life safety code, ADA, and OSHA regulations
  • Reading, comprehending and following technical manuals and documents
  • Completing and managing all required equipment, security, and safety checks
  • Completing all routine maintenance and repairs on facility and conducting preventive maintenance inspections as required by the South Dakota checklist
  • Coordinating and completing all projects and work orders efficiently
  • Maintaining and managing all facilities repairs and maintenance log in compliance with the South Dakota Licensure requirements
  • Organizing and transporting residents to and from events and appointments
  • Completing general lawn care duties, gardening and clearing sidewalks/entry of ice, snow, or debris
  • Developing and overseeing the disaster plan procedures in compliance with the South Dakota Licensure requirements and conducting employee training on those procedures
  • Conducting ongoing training/education with employees on facility layout, operations, maintenance and repairs procedure and fire safety
  • Arranging furniture and equipment for the purpose of providing adequate preparations for special events and assisting in resident move ins and outs
  • Installing system component parts, office equipment and facility components (e.g., lighting, heating and ventilating systems, alarms, plumbing, security, electrical panels, etc.) for the purpose of providing a safe environment
  • Maintaining condition of company vehicles, tools, and equipment to ensure safe operating conditions
  • Attending meetings, workshops, trainings, and seminars for the purpose of conveying and/or gathering information required to perform all functions and conducting safety meetings
  • Performing a wide variety of general and semiskilled maintenance activities (e.g., carpentry, painting, electrical and etc.)
  • Responding to emergency fire, and safety situations both during and after hours, to resolve immediate safety concerns
  • Conducting fire drills and other drills as required
  • Monitoring heating and cooling systems to maintain acceptable temperature range in the building
