About The Position

Sentry Management is seeking an experienced and professional part-time Property Attendant for a beautiful association in the Orlando, FL market. The Property Attendant is responsible for the quality completion of all projects at their assigned association to perform janitorial and maintenance labor, to maintain property and pool/spa in a clean and sanitary condition at all times. Each Monday morning, report to manager to obtain checklist and priorities. Submit to manager at week end with progress.

Responsibilities

  • Perform janitorial and maintenance labor to maintain property and pool/spa in a clean and sanitary condition.
  • Report to manager each Monday morning to obtain checklist and priorities.
  • Submit progress reports to manager at the end of each week.
  • Keep ashtrays clean and remove all litter.
  • Keep kitchen clean and neat.
  • Wipe off cabinet doors and ensure they are closed.
  • Check restrooms for cleanliness and ensure adequate supplies of toilet tissue, paper towels, and soap.
  • Wipe off lobby doors, removing fingerprints and smudges.
  • Empty lobby trash cans daily.
  • Sweep dirt and leaves from pool decking.
  • Wash and wipe chairs and tables, cleaning mildew and other dirt.
  • Arrange furniture in a pre-determined pattern and check arrangement at the end of the day.
  • Empty wastebaskets and wash them inside and out.
  • Place and conceal leaf trash can behind the pool house.
  • Keep the roof of the pool house clean and free of objects.
  • Spray pool deck for ants as needed.
  • Blow patio areas and walkways of leaves and debris.
  • Check pool/spa chemicals and add chemicals as needed.
  • Vacuum pool, scrub tiles, hose deck, and remove leaves.
  • Maintain chemical log.
  • Pick up miscellaneous chemical/supplies as needed.
  • Clean pool filters as needed.
  • Ensure pool and spa are appropriately filled and operational.
  • Brush down cobwebs and dirt from the pool marina walkway.
  • Wipe fingerprints and dirt from the glass door and gate at the pool marina walkway.
  • Sweep/vacuum marina/passageway carpet (not if wet).
  • Sweep/Blow patio outside the lobby.
  • Brush down cobwebs, bugs, etc., from lights, corners, and along the walkway at the front of the building.
  • Wipe cobwebs, dirt, and fingerprints from storage closet, doors, stairwell, and laundry room doors.
  • Clean ashtrays as needed and wipe off walkway benches.
  • Sweep and mop front area tile.
  • Clean all debris in the parking lot.
  • Wipe off fingerprints and dirt from elevator exterior doors (do not use oily cleaner).
  • Wipe interior elevator doors and walls.
  • Clean elevator overhead light shields.
  • Clean all tracks and elevator landings.
  • Remove panels on elevator lights and clean up bugs, webs, and mildew as needed.
  • Check fitness center for trash and replace equipment left out of order.
  • Check fitness center restroom for cleanliness and supplies.
  • Keep fitness center kitchen clean and neat.
  • Move dumpster from mechanical room to near the No Trucks sign for pickup and return on Monday, Wednesday, and Friday.
  • Move other dumpsters to the No Trucks sign area for pickup as needed on Monday, Wednesday, and Friday.
  • Clean and deodorize empty dumpsters on Monday, Wednesday, and Friday.
  • Sweep/mop stairwells and machine rooms weekly.
  • Dust cobwebs in corners, light fixtures, and canopies in stairwells and machine rooms weekly.
  • Mop tile areas, vacuum carpets, dust furniture, tabletops, and window seals in the lobby/social room weekly.
  • Clean bathrooms thoroughly weekly.
  • Clean windows/glass doors in the lobby/social room weekly.
  • Brush cobwebs from blinds, light fixtures, lampshades, and walls, ceiling corners in the lobby/social room weekly.
  • Spot clean rugs as needed in the lobby/social room weekly.
  • Water plants in the lobby/social room weekly.
  • Vacuum walkway floors on Tuesday (floors 8-9), Wednesday (floors 6-7), Thursday (floors 4-5), and Friday (floors 2-3).
  • Walk entire length of walkway floors, removing cobwebs, bugs from walls, ceilings, railings, doors, windows, and light fixtures weekly.
  • Wipe railings with cleaner along their entire length weekly.
  • Vacuum all carpeted areas thoroughly (not if wet) weekly.
  • Clean the laundry room weekly.
  • Mop tile areas and fitness room mat flooring, dust ceiling fans, television, stand, ceiling corners, and window seals weekly.
  • Clean bathrooms thoroughly in the fitness center, cleaning toilet, sinks, and floor with Clorox weekly.
  • Clean windows/glass doors in the fitness center weekly.
  • Wipe down fitness equipment with disinfectant weekly.
  • Wipe down door handles with disinfectant weekly.
  • Spot clean carpet stains on walkway floors as needed.
  • Dust and clean cobwebs from lighting and canopies in carports.
  • Remove light globes and clean fixtures, and perform shoreline maintenance (trash) at the lakeside.
  • Install pads in elevators for deliveries/moving as needed.
  • Set up lobby for meetings/parties as needed.
  • Monitor parking lot during moves/deliveries as needed.
  • Perform other requests by the manager as needed.
  • Perform hurricane preparation as needed.
  • Return equipment to storage immediately after use.
  • Keep manager informed about items requiring repair with estimated cost.
  • Recommend and coordinate with manager any other current or future building maintenance items requiring attention.
  • Manager to spot check at least 2 items per week from the checklist.
