About The Position

Join trak group in partnering with a growing client in Cincinnati, Ohio that’s expanding its Accounting team. This is a full-time, on-site position based in Cincinnati, Ohio. The Property Accountant is a key member of the Accounting & Finance team, responsible for the full-cycle accounting of an assigned commercial property portfolio. This role serves as the primary financial resource for assigned assets, leads annual budget preparation, supports audits, and provides meaningful financial analysis to Asset Management and Property Management stakeholders. The ideal candidate brings commercial real estate accounting experience, strong technical skills, and the ability to work independently in a fast-paced, collaborative environment.

Requirements

  • Bachelor's degree in Accounting, Finance, or a related field required.
  • 3+ years of commercial real estate property accounting experience preferred.
  • Experience with full-cycle accounting, month-end close, and financial reporting for multiple properties.
  • Experience preparing CAM reconciliations, annual budgets, and audit support.
  • Proficiency with MRI Software preferred.
  • Advanced Microsoft Excel skills, including Pivot Tables, VLOOKUP/XLOOKUP, and financial analysis.
  • Strong organizational, analytical, and problem-solving skills.
  • Excellent written and verbal communication skills.
  • Ability to manage multiple priorities while maintaining exceptional attention to detail.
  • Ability to work full-time on-site in Cincinnati, Ohio.

  • CPA designation or active pursuit of CPA preferred.

Responsibilities

  • Serve as the primary accounting contact for an assigned portfolio of commercial properties.
  • Perform full month-end close activities, including journal entries, accruals, and account reconciliations.
  • Prepare accurate monthly and quarterly financial statements, including income statements, balance sheets, and variance analyses.
  • Complete bank reconciliations and monitor cash positions.
  • Record, monitor, and reconcile rental income while investigating and resolving discrepancies.
  • Maintain tenant ledgers, including rent, CAM, and lease-related charges.
  • Partner with Accounts Receivable to support timely collection of rent and tenant obligations.
  • Prepare and review annual CAM reconciliations in accordance with lease agreements.
  • Review and approve operating expense and capital expenditure invoices.
  • Ensure proper coding, approvals, and supporting documentation for property expenditures.
  • Maintain loan payment schedules and amortization schedules for property-level debt.
  • Manage real estate tax accruals and monitor tax payments and variances.
  • Prepare audit schedules and support annual external audits.
  • Assist with quarterly lender reporting requirements and construction management fee calculations.
  • Monitor compliance deadlines and communicate potential issues to leadership.
  • Lead the annual property budgeting process, including CAM, real estate taxes, insurance, management fees, and capital expenditures.
  • Partner with Property Management to develop realistic operating budgets.
  • Perform variance analysis and support ongoing forecasting throughout the year.
