About The Position

Kaneff Group is seeking a detail-oriented and analytical Property Accountant to join our team. This role is primarily focused on supporting our residential property portfolio while also assisting with aspects of the commercial portfolio. The successful candidate will play a key role in financial reporting, budgeting, tenant accounting, accounts payable and receivable, and overall property accounting operations. The ideal candidate is highly organized, proactive, and capable of managing multiple priorities in a fast-paced environment while maintaining a strong attention to detail.

Requirements

  • Postsecondary education in Accounting, Finance, or a related field;
  • Previous experience in property accounting, preferably within residential or commercial real estate;
  • Experience working with Yardi or similar property management/accounting software is considered a strong asset;
  • Strong understanding of accounting principles and financial reporting;
  • Proficiency in Microsoft Excel and Microsoft Office applications;
  • Excellent organizational skills with the ability to manage multiple deadlines and priorities;
  • Strong analytical, problem-solving, and communication skills;
  • High level of accuracy and attention to detail;
  • Ability to work independently and collaboratively within a team environment.

Responsibilities

  • Participate in the full-cycle accounting process for the residential portfolio and assist with the commercial portfolio as required;
  • Maintain general ledgers, working papers, and ensure all financial documentation is accurate and well organized;
  • Assist with the preparation of annual property budgets and final operating cost reconciliations;
  • Verify, code, and process accounts payable invoices;
  • Administer tenant chargebacks and ad hoc tenant charges;
  • Assist with tenant and lease setup within Yardi;
  • Assist in the preparation of interim and year-end audit working papers and audit packages;
  • Process invoice coding and financial entries accurately and efficiently;
  • Maintain residential parking records and process tenant parking changes;
  • Prepare monthly accounts receivable and vacancy reporting for residential properties;
  • Charge monthly rents, apply deposit interest, and process last month’s rent deposits;
  • Process various percentage rent calculations;
  • Reconcile rent and expense schedules to the general ledger and prepare accrual entries as required;
  • Monitor and report on major capital expenditures compared to budget;
  • Prepare quarterly financial statements and variance analysis reports;
  • Analyze utility charges and compare against market benchmarks;
  • Provide accounts receivable and accounts payable analytics and reporting;
  • Review and process AGI (Above Guideline Increase) applications and tenant ledger adjustments;
  • Liaise with property managers and tenants to resolve financial discrepancies and inquiries;
  • Prepare financial reports and supporting analysis for senior management;
  • Stay informed on industry trends, accounting standards, and regulatory requirements to ensure compliance;
  • Participate in continuous improvement initiatives to enhance accounting processes and efficiencies;
  • Support administrative functions including filing, correspondence, data entry, and ad hoc reporting;
  • Perform additional duties and special projects as assigned.
