About The Position

The primary function of the Project Scheduler is to assist project teams in the management of the project schedule and notify the teams of critical path impacts throughout construction. The Project Scheduler has the responsibility of providing any support the projects teams need in order to complete schedule deliverables in a timely, consistent manner. The Project Scheduler is expected to manage Core Services Schedulers for all or most scheduling tasks.

Requirements

  • Four-year degree in Construction Management, Engineering, Architecture or equivalent experience in a related field.
  • Minimum of 1-5 years of relevant scheduling experience as a project scheduler, schedule consultant or equivalent.
  • Proficiency in basic computer skills (MS Word, Excel, Outlook).
  • Advanced understanding of scheduling.
  • Advanced understanding of construction administration processes, including contracts, construction documents, schedules, RFIs, submittals and material procurement.
  • Advanced proficiency in P6.
  • Demonstrated ability to lead and manage.
  • Demonstrated understanding of the importance of relationship building.
  • Effective oral and written communication skills.
  • Well-developed time management and organization skills.
  • Proficiency in Microsoft Project or P6 Scheduling Software and Project Management Software.
  • Experience using daily software tools, such as Bluebeam, Plan Grid, Safety Mojo, BIM 360 Glue, etc.
  • Demonstrated knowledge and understanding of various construction delivery methods, various market sectors, the construction administration process, building trades, technical aspects of construction including means and methods, materials, building systems, planning, scheduling, estimating, owner and architect relations.
  • Thorough understanding of CPM scheduling principles and the use of Microsoft Project or P6 v.7 or higher.

Responsibilities

  • Create, manage, and update P6 or Microsoft Project schedules for large-scale projects with diverse delivery methods, market sectors, and complexities.
  • Collaborate with Estimator(s), Project Superintendent(s), and Project Manager(s) during preconstruction to manage design phases and create/manage the P6 schedule through project GMP execution.
  • Maintain and enforce W.E. O’Neil’s scheduling philosophy, policy, and content excellence with Superintendents and the project team.
  • Monitor project progress with Superintendents and perform monthly schedule updates for assigned projects.
  • Determine the root cause of impacts and assist in generating recovery schedules when necessary.
  • Work with Superintendents to make schedule “course corrections” to ensure on-time project completion.
  • Partner with the Estimating Department to develop bid schedules.
  • Provide leadership to the project team to ensure quality control throughout the building process.
  • Ensure proper documentation of all claims to avoid litigation.
  • Train Project Management and Project Superintendent personnel on scheduling philosophy and P6 operation.
  • Lead the resolution of all project-specific schedule issues.
  • Provide information for the Material Procurement Log to ensure timely deliveries corresponding with the project's P6 schedule.
  • Provide guidance to the team on desired format and content for organizing schedule activities and monthly deliverables.
  • Understand and implement schedule requirements from project specifications and/or Owner’s Prime Contract agreement.
  • Work with the project team on what-if schedules to analyze impacts of differing construction means and methods.
  • Interface with project management, owners, and subcontractors on all scheduling-related issues, including reporting requirements, progress status, and preparing time impact analysis.
  • Create custom reports, layouts, and filters to provide teams with easily readable schedule information.
  • Provide detailed delay analysis as needed.
  • Implement pull planning/last planner meetings and integrate them into the schedule.
  • Utilize and update the WEO template schedule.
  • Train and manage Core Services Scheduler(s) for assistance with scheduling tasks.
  • Create and maintain a positive work environment at the project jobsite.
  • Assist with the preparation and distribution of overall project schedules and ahead schedules.
  • Communicate confidently with superintendents and project teams, asking the right questions to produce accurate updates.
  • Handle multiple projects concurrently.
  • Adhere to WEO scheduling policies regarding baseline project schedule, look-ahead schedules, delay documentation, recovery schedules, fragnets, etc.
  • Participate in weekly OAC Meetings when applicable.
  • Work closely with the project management team to develop an Owner training schedule.
  • Promote WEO Corporate Values and ensure fair and consistent administration of company policies.
  • Participate in WEO committees and assist in establishing procedures and policies.
  • Mentor, coach, and train to help WEO achieve schedule proficient project teams.
  • Participate in WEO networking events.
