About The Position

JCM Associates, Inc. is a family-owned commercial mechanical and plumbing contractor with 38 years of history in the DC Metro region. We have built a reputation for delivering technically complex, high-value projects for the region's top owners, developers, and general contractors. We are based in Upper Marlboro, MD - just 20 minutes from Washington DC - in a brand-new, state-of-the-art office and fabrication facility. We are seeking an experienced and proven Project Manager (PM) to lead the delivery of commercial mechanical and plumbing construction projects across MD, VA, and DC. This is a full-ownership role where PMs lead their projects from buyout through closeout, managing financial performance, field execution, client relationships, and the APM and PE team supporting them. You will work directly with field Foremen, be on the job site regularly, and be the person your team and your client rely on to keep everything moving.

Requirements

  • 5+ years of experience in project management for mechanical and/or plumbing systems in commercial or industrial construction.
  • Field or trade background is a significant advantage - plumber, pipefitter, HVAC mechanic, or any hands-on mechanical/plumbing installation experience.
  • Prior GC experience is welcomed and valued when paired with demonstrated MEP trade ownership and direct involvement in equipment procurement, submittals, and field execution.
  • Deep understanding of mechanical and plumbing systems in commercial construction, with the ability to review MEP drawings, specifications, and submittals with technical authority.
  • Equipment fluency: AHUs, pumps, chillers, cooling towers, VAVs, hydronic systems, domestic water, sanitary, medical gas, and related systems.
  • Strong command of the full project lifecycle: buyout, submittals, RFIs, schedule management, cost tracking, change orders, BIM coordination, prefabrication, startup, and closeout.
  • Procore: Daily use for submittal management, RFI tracking, change orders, document control, and project reporting. Strong proficiency expected.
  • Bluebeam Revu: Drawing markup, document review, quantity take-offs, and collaboration with field and coordination teams. Proficiency expected.
  • Microsoft Office Suite: Excel, Word, Outlook and Teams. Strong proficiency required.
  • Experience managing or participating in BIM coordination using Navisworks, Revit, or similar platforms.

Nice To Haves

  • Familiarity with Primavera P6, MS Project, or similar tools is a plus.
  • Bachelor's degree in Construction Management, Mechanical Engineering, or a related field is preferred but not required. Equivalent field experience, trade background, or a combination of vocational training and construction management experience will be given full consideration.

Responsibilities

  • Lead project buyout - scope packages, vendor selection, purchase orders, and subcontract awards.
  • Oversee the procurement and delivery schedule for all major mechanical and plumbing equipment.
  • Manage and coordinate specialty subcontractors.
  • Lead the creation, review, tracking, and management of submittals with full technical ownership.
  • Manage RFIs, design changes, and change order documentation.
  • Maintain complete and current project documentation through every phase, including closeout packages, warranties, and final payment documents.
  • Lead the preparation, pricing, submission, and tracking of change orders.
  • Develop and maintain project schedules, allocating resources, tracking procurement timelines, and surfacing impacts and delays to leadership proactively.
  • Take full ownership of project financial performance - budgets, forecasts, cost-to-complete tracking, and cash flow.
  • Manage BIM coordination resources and processes to ensure mechanical and plumbing systems are integrated accurately and clash-free before field installation begins.
  • Coordinate with the fabrication team to establish and maintain prefabrication schedules aligned with the project timeline.
  • Maintain regular on-site presence - full time during active phases - interfacing with field leadership daily to monitor progress and maintain alignment with project specifications.
  • Plan and coordinate all rigging activities including logistics, permits, safety compliance, and on-site oversight.
  • Oversee punch list completion, materials management, and final coordination through turnover.
  • Lead commissioning planning focused on M/P scope, coordinating with JCM tech staff and subcontractors on schedules, crew sizes, and workflows.
  • Lead or coordinate final inspections, authority sign-offs, and owner training schedules.
  • Serve as the primary point of contact for clients, GC, and stakeholders.
  • Identify project risks early, develop mitigation strategies, and communicate exposure to leadership before it escalates.
  • Ensure compliance with JCM's Quality Assurance Program and site safety protocols on all assigned projects.
