About The Position

The Project Manager is responsible for leading, planning, and executing projects for Derrel's Mini Storage from initiation through completion, ensuring each project is finished on time, within budget, and to the required quality standards. This role defines project scope, creates budgets, allocates resources, coordinates teams, creates schedules, tracks progress, mitigates risks, and communicates with stakeholders across the organization. The Project Manager applies strong leadership, organizational, communication, problem-solving, and time management skills to successfully deliver projects that support company operations.

Requirements

  • Bachelor's degree in Business, Construction Management, or a related field, or equivalent combination of education and experience
  • Valid California Driver's License with an acceptable driving record required; travel between locations is required
  • Minimum of 3-5 years of experience managing projects, preferably in construction, facilities, or a related industry
  • Working knowledge of project management methodologies and software
  • Experienced in a variety of construction projects from start to finish, including earthwork, grading and grade checking, compaction, concrete work, framing, electrical, landscaping, and building finish trades
  • Leadership: Guiding and motivating the project team toward achieving project goals
  • Organization: Managing multiple tasks, resources, and stakeholders efficiently
  • Communication: Clearly conveying information, managing expectations, and fostering collaboration among team members and stakeholders
  • Problem-Solving: Identifying issues, analyzing situations, and developing effective solutions
  • Time Management: Creating and adhering to realistic timelines and ensuring deadlines are met
  • Adaptability: Adjusting plans and approaches in response to changing circumstances or unforeseen challenges
  • Excellent communication skills
  • Ability to independently handle multiple work projects while setting priorities and exercising flexibility where necessary
  • Ability to establish and maintain cooperative working relationships with individuals from diverse age, ethnic, cultural, and socio-economic backgrounds
  • Ability to stand for long hours and work outside in all weather conditions

Responsibilities

  • Defines the project's scope, objectives, and deliverables, and creates detailed project plans that outline timelines, resources, and costs.
  • Identifies and allocates the personnel, funding, and other resources needed to meet project goals.
  • Leads and guides the project team through the execution phase, assigns tasks, and ensures everyone understands their responsibilities.
  • Tracks project progress, monitors costs and schedules, and identifies and resolves issues or risks as they arise.
  • Serves as the main point of contact for internal clients and stakeholders, manages expectations, and ensures effective communication within the project team.
  • Proactively identifies and resolves conflicts or challenges that could impact the project.
  • Ensures each project is successfully delivered on time, within budget, and to the expected quality standards.
  • Oversees and makes decisions related to scheduling, delivery, logistics, quality control, and trade employee staffing levels.
  • Oversees work among assigned trades and crews to promote a coordinated project operation.
  • Resolves local area problems regarding procedures, precedence, design clarifications, adequate labor and equipment scheduling, and other appropriate matters.
  • Manages the overall site safety program, ensuring subcontractor compliance with DMS standards and all applicable safety codes and regulations.
  • Supervises assistant project managers and crew leaders, as assigned.
  • Creates schedules and determines sequencing of work; develops and implements recovery strategies to maintain the project schedule.
  • Communicates with General Managers, VP of Construction, Purchasing, the Design team, Shop, and Engineers regarding field issues, and investigates and resolves such issues.
  • Manages the billing process and oversees the monthly estimate of work completed, material invoices, and subcontractor payment applications.
  • Manages the work to ensure it is installed in compliance with and conforms to approved contract documents and DMS standards.
  • Maintains a safe work environment by adhering to and enforcing safety codes.
