About The Position

The Project Manager is responsible for leading assigned construction projects from preconstruction handoff through completion and closeout. This person owns the project’s financial performance, schedule, communication, coordination, and documentation while partnering closely with the Superintendent, design team, trade partners, vendors, and client. The Project Manager ensures each project is delivered on time, within the approved budget, and according to JASPER’s BUILD-IT process and standards of excellence. Success in this role requires proactive leadership, financial discipline, timely decision-making, and consistent communication across every phase of the project.

Requirements

  • Three or more years of construction project-management experience, preferably in custom residential construction, high-end renovation, or commercial interiors.
  • Demonstrated experience managing construction budgets, schedules, change orders, procurement, and trade-partner coordination.
  • Working knowledge of construction documents, specifications, contracts, building processes, and applicable codes.
  • Proficiency with Microsoft 365, particularly Excel and Outlook.
  • Experience with Buildertrend or comparable construction-management software required.
  • Strong financial awareness and the ability to understand project costs, WIP, commitments, forecasts, and variances.
  • Exceptional organization, time management, documentation, and attention to detail.
  • Strong leadership, problem-solving, and decision-making abilities.
  • Excellent verbal and written communication skills.
  • Ability to build productive relationships with clients, designers, consultants, trade partners, vendors, and team members.
  • Ability to manage competing priorities and remain effective in a fast-paced, growing company.
  • Willingness to accept accountability, communicate concerns early, and follow through on commitments.
  • Valid driver’s license, reliable transportation, and the ability to travel regularly to projects throughout the Nashville metropolitan area.

Nice To Haves

  • A degree in construction management, engineering, architecture, business, or a related field is preferred. Relevant experience may be considered in place of a degree.
  • Experience with Bluebeam or similar plan-review software is preferred, not required.

Responsibilities

  • Lead assigned projects from preconstruction handoff through construction, completion, and closeout.
  • Review project plans, specifications, selections, scopes of work, and contract requirements before and throughout construction.
  • Partner with the preconstruction and design teams to identify constructability concerns, incomplete information, long-lead items, and potential budget or schedule risks.
  • Coordinate permitting, inspections, documentation, procurement, and other project requirements with the appropriate team members.
  • Maintain a clear project execution plan aligned with JASPER’s BUILD-IT process.
  • Own and actively manage project budgets, committed costs, WIP, cost-to-complete projections, and financial performance.
  • Review subcontractor and vendor proposals for scope completeness and alignment with the project budget.
  • Negotiate with trade partners to create a win-win-win for every project. Identify potential budget variances early and communicate them to leadership before they become larger problems.
  • Prepare, document, and manage change orders in accordance with company procedures.
  • Review invoices and payment applications for accuracy, completed work, and alignment with contracted scopes.
  • Maintain current and accurate financial information within Buildertrend and other company systems.
  • Create, maintain, and actively manage the project schedule in collaboration with the Superintendent.
  • Establish critical milestones and hold internal team members, trade partners, and vendors accountable to agreed-upon timelines.
  • Coordinate material selections, approvals, purchasing, and delivery dates to support the construction schedule.
  • Identify long-lead items and schedule risks early, develop recovery plans when needed, and communicate their potential impact.
  • Ensure decisions and approvals are obtained in sufficient time to prevent avoidable project delays.
  • Partner closely with the Superintendent to ensure field execution aligns with the plans, specifications, schedule, budget, and JASPER quality standards.
  • Solicit, evaluate, coordinate, and manage trade partners and vendors in accordance with JASPER’s approved processes.
  • Ensure scopes of work are complete, clearly communicated, and understood before work begins.
  • Conduct regular project reviews and site visits to verify progress, identify risks, and maintain alignment between office and field operations.
  • Support the Superintendent in resolving field questions, scope conflicts, and coordination issues promptly.
  • Ensure deficiencies, incomplete work, and quality concerns are documented and resolved.
  • Build strong relationships while serving as a primary point of communication for assigned clients throughout construction.
  • Provide proactive, accurate, and timely updates regarding project progress, schedule, budget, selections, decisions, and emerging concerns.
  • Prepare for and lead client and project meetings as assigned, including documenting decisions and next steps.
  • Address concerns directly and professionally while protecting the client relationship and JASPER’s commitments.
  • Maintain clear communication loops among clients, designers, consultants, trade partners, vendors, field teams, and company leadership.
  • Ensure project communication and key decisions are properly documented in Buildertrend.
  • Reinforce JASPER’s standards for workmanship, professionalism, and client care.
  • Work with the Superintendent to ensure projects comply with applicable plans, codes, permits, inspections, and contractual requirements.
  • Support and reinforce company safety policies and applicable health and safety requirements.
  • Escalate significant quality, safety, financial, or schedule concerns promptly.
  • Protect completed work, client property, and the overall presentation of each project.
  • Lead project closeout activities and ensure they are completed accurately and on time.
  • Coordinate final inspections, completion lists, client orientation, warranty documentation, and required turnover materials.
  • Confirm that outstanding financial, contractual, documentation, and trade-partner requirements are resolved.
  • Partner with the field and client-experience teams to provide a smooth transition from construction into warranty.
  • Participate in post-project reviews to identify lessons learned and opportunities for improvement.
