This role is for a CapEx Regional Project Manager who will report to the SVP of Development and Facilities. The primary function is to lead, manage, and coordinate complex capital improvement projects from inception through warranty phases across an assigned geographic area (Pacific Northwest) of Cogir Senior Living facilities. This involves planning, scheduling, cost controls, performance measurement, and collaboration with other departments. The position assists with planning, permitting, design, procurement, construction, and closeout activities, working closely with the project team to establish and maintain detailed cash flow forecasts. A key responsibility is to assemble and consolidate project information and track progress daily to ensure milestones and deliverables are met.

Requirements

  • An associate's degree is required; a bachelor's degree is preferred.
  • At least 3-5 years of experience in capital planning and project management, preferably in Senior Living, multi-family real estate, hotels, or a related field, is required.
  • Proficiency with TELS is required.
  • Strong negotiation skills and contract management experience.
  • Strong understanding of accounting and finance principles and experience in planning and maintaining budgets.
  • Great leadership, along with excellent interpersonal, communication, and presentation skills.
  • Highly self-motivated, with keen attention to detail, and adept at problem-solving.

Nice To Haves

  • A certified Facility Manager (CFM) credential or equivalent is preferred.
  • Facility management experience, design work, and renovation project management experience are a plus.
  • Experience with Yardi is a plus.

Responsibilities

  • Manage multiple projects in the ground-up commercial construction, custom residential, and renovation fields.
  • Strategic planning, analysis, approvals, project tracking, and decision-making to ensure that capital expenditures are aligned with the company's and the owner's budgets, goals, and objectives.
  • Interact with the corporate finance team, outside vendors, lessors, third-party owners, and owner relations teams as necessary for capital projects.
  • Lead client and stakeholder meetings.
  • Serve as the primary point of contact for coordinating and managing capital projects, ensuring timely completion and adherence to budgetary constraints.
  • Develop and maintain project plans, budgets, and schedules, and manage the Projects team.
  • Provide oversight and guidance to project team members and subcontractors.
  • Communicate project status to clients and stakeholders.
  • Identify and resolve project issues.
  • Ensure the timely and successful completion of projects.
