About The Position

The Hills, a Discovery Land Company location in East Quogue, New York, is seeking a Project Manager to join the Development and Construction Department. This role is responsible for managing multiple residential or amenity projects to ensure they meet the standards of Discovery Land Co, The Hills, and owner expectations. The Project Manager will provide oversight in budget, schedule, and quality adherence from project inception through owner completion, contributing to the creation of the Discovery Land Company experience for members and employees.

Requirements

  • Bachelor’s degree in a field applicable to the position preferred.
  • Minimum 8+ years of applicable work experience.
  • Competency with Microsoft Suite: Word, Excel, Publisher, Project, Vizio.
  • Ability to work with a diverse staff.
  • Ability to listen to and respond to specific requests during training sessions.
  • Ability to meet one-on-one or in small groups to provide ongoing training and skill competency assessments.
  • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
  • Must be familiar with the phases of horizontal and vertical construction, especially residential.
  • Must be familiar with CSI cost-code divisions.
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Ability to conform to shifting priorities, demands, and timelines.
  • Ability to listen and respond to multiple players, providing feedback and recommendations as required to most effectively meet project needs.
  • Must conduct business in a professional and ethical manner with all team members, potential buyers, external business associates, and coworkers to reinforce goodwill and profitability for the company.
  • Positive attitude, professional demeanor, and exceptional communication and interpersonal skills to deliver service to members, guests, and team members.
  • Ability to work in a team environment.
  • Ability to stay calm and focused during the busiest of times.
  • Ability to read, write, speak, and understand English; additional languages preferred.

Nice To Haves

  • Construction Management certification, or equivalent experience will be given preference.
  • Procore certification preferred.
  • Strong preference to candidates with luxury residential construction experience; commercial experience and process management also preferred.
  • Highly skilled in Procore.
  • Competency in Smartsheets, MS Office, Webex/Zoom, Bluebeam.
  • Ability to work a flexible schedule, including evenings, weekends, and holidays, and a shift greater than eight (8) hours in length.

Responsibilities

  • Assure Customer Satisfaction and the Member Experience.
  • Serve as the Primary Contact for Members, Members Representatives, Designers, Architects, and General Contractors.
  • Create an environment of Professionalism, Respect, Timeliness, and Accountability among the project team.
  • Ensure clear, professional communication with all stakeholders including owners, operations, residential services, general contractors, and trades.
  • Oversee Bi-Weekly Reports in Standard Company Formats.
  • Coordinate with the Architect, Landscape Architect, Interior Designer, and other Consultants.
  • Interface with the General Contractor in managing project schedule and budgets.
  • Manage Project Budgets, including completing Monthly Budget Snapshots.
  • Perform Cost Coding to ensure all costs are coded to the appropriate budgets.
  • Complete Bid Comparisons for review prior to Issuing Subcontracts and Purchase Orders.
  • Support Superintendents and On-Site Construction Activities.
  • Conduct Weekly Owner, Architect, Contractor (ORC) Conference Calls using Microsoft Teams or other video platforms.
  • Maintain cleanliness and a physical presence consistent with that of a Discovery Land Co staff member.
  • Monitor site safety and issue safety observations.
  • Provide ongoing support of Community Development Initiatives to ensure coordination of efforts with Operations and Sales within the Community.
  • Be responsible for overall Project success by managing budgets, buyouts with subcontractors and suppliers, schedules, QA/QC, punch lists, and turnover.
  • Set expectations with the Member and the member’s team.
  • Constantly review, drive, and manage site cleanliness, jobsite material management, laydown yards, and traffic flow through the club and project.
  • Demonstrate flexibility and ability to pivot to new projects and a desire to work in a fast-paced environment.
