About The Position

ZURU Tech is seeking a Project Manager to oversee day-to-day delivery and project administration for a masterplanned community in Waikoloa on Hawaiʻi Island. The role supports each increment and phase from concept design, earthworks, and civil infrastructure through completed homes and closeout, and may also support residential projects in California. Reporting to the Project Management Lead, who owns overall project delivery and the master programme, the Project Manager has delegated authority to direct consultants and contractors on day-to-day matters. The role works closely with internal and external architectural, engineering, and product development teams, coordinating design, permitting, procurement, construction, and handover while managing schedules, costs, contracts, risks, and project records. The position requires regular travel to Hawaiʻi and internationally, as well as attendance at early or late meetings across time zones. ZURU describes its work environment as fast-paced and office-first, with some flexibility depending on the role, location, and business needs.

Requirements

  • At least 5 years of project management or project coordination experience on construction or development projects.
  • Experience across the full project lifecycle, from design through closeout.
  • Proficiency with scheduling software such as Microsoft Project, Primavera P6, or similar, and with project budgets.
  • Experience administering construction and consultant contracts, change orders, and pay applications.
  • Working knowledge of US permitting and entitlements.
  • Strong organization, follow-through, and written communication.
  • Proactive use of AI tools.
  • A degree in construction management, engineering, or a related field, or equivalent experience.
  • Willingness to travel regularly to Hawaiʻi and internationally, and to attend early or late meetings across time zones.

Responsibilities

  • Coordinate day-to-day activities from internal design, permitting, and procurement through civil and home construction to handover.
  • Run project, consultant, and OAC meetings, and track actions to completion.
  • Manage the integrated schedule and critical path for each increment, phase, or project; track progress against baseline and flag delays early.
  • Align ZURU’s prefab manufacturing and logistics delivery dates with on-site deliverables in the integrated schedule.
  • Manage project cost control, including budgets, cost tracking, change orders, pay applications, and cost-to-complete forecasts.
  • Prepare bid packages and scopes of work, coordinate bid processes, and administer consultant and contractor contracts.
  • Review and process invoices and maintain payment records.
  • Assist with permitting coordination and track submittals and approvals.
  • Maintain risk and issue logs, escalating matters to the Project Management Lead with a clear view of impact.
  • Report regularly on schedule, cost, risks, and decisions required, and maintain project records and document control.
