About The Position

The University of San Diego (USD), a Catholic institution, is seeking a Project Manager for its Planning Design and Construction department within University Operations. This role is responsible for the coordination and development of construction projects from programming and design through to construction and move-in. The Project Manager will prepare and coordinate design packages for renovations and minor new construction, manage project contracts, maintain accurate cost accounting, and provide project estimates and schedules. This position also involves supervising the maintenance of campus architectural documents and facilities inventory.

Requirements

  • Bachelor’s degree required, preferably in architecture, construction management, engineering or a related field. (A High school diploma and additional years of relevant work experience may substitute for the education requirement, at the rate of two years of experience is equivalent to one year of education.)
  • Three (3) years of experience managing commercial or institutional construction projects required.
  • Must be able to convert user concepts into project documents.
  • Must be able to communicate effectively both orally and in writing.
  • Must have a thorough knowledge of construction materials and methods.
  • Must be able to manage multiple construction projects including making decisions concerning scope of work and costs.
  • Must have a thorough knowledge of current Uniform Building, Fire, and Mechanical Codes as well as the National Electric Code and ADA regulations.
  • Must have the ability to follow directions.
  • Must be physically able to consistently perform job duties.
  • Must have the ability to maintain a professional working relationship with students, faculty, and staff.
  • Must adhere to University policies and procedures.
  • Must have the ability to supervise and instruct assigned employees.
  • Must possess a general knowledge of construction law.
  • Must be able to demonstrate advanced ability with Microsoft Project, Microsoft Office Suite, Bluebeam Studio, Document Storage sites.
  • Valid California Driver’s License required.
  • Successful completion of a pre-employment background check.
  • Persons offered employment in this position will be required to provide official education transcripts for degree verification purposes.

Nice To Haves

  • Prefer to have three (3) years of experience in drafting construction documents in a commercial or institutional setting.
  • Prefer experience with the following software: AutoCAD, TMA/Maximo, Aperture, Photoshop, Construction management software such as EBuilder, ProLog, etc.

Responsibilities

  • Interviews university personnel to ascertain user renovation/new construction needs and translates them into acceptable construction documents in accordance with current building code and ADA regulations.
  • Verifies and documents existing site conditions prior to beginning design.
  • Prepares and/or coordinates drawings and specifications for all assigned renovation and construction projects, including building elevations and renderings.
  • Revises construction documents as necessary after change order approval.
  • Verifies that submitted design documents from outside firms conform to USD design standards, tenant/client needs, and all applicable codes.
  • Strives to create sustainable designs, targeting LEED Gold criteria when possible.
  • Prepares detailed cost estimates for early budget and funding needs.
  • Manages interior renovation projects and minor new construction projects in terms of budget, schedule, and quality of workmanship.
  • Issues contracts and purchase orders to contractors and/or vendors.
  • Ensures that all construction is completed in accordance with current building, electrical, and mechanical codes, as well as with the approved design.
  • Coordinates with the City of San Diego on all permit related issues.
  • Estimates construction costs to establish preliminary budgets and maintains project budgets.
  • Estimates the cost of changes requested by the user and continues interaction with the user(s) during construction to ensure approved changes are accomplished.
  • Coordinates project approval with appropriate University personnel.
  • Coordinates project construction/completion/move-in with appropriate University departments.
  • Develops and manages special projects pertaining to university facilities as directed.
  • Assists in maintaining archived drawings and specifications.
  • Keeps the Director of PDC appraised of project(s) conditions.
  • Consistently follows safety practices and complies with university, state, and federal regulations.
  • Follows established procedures for dealing with special hazards and promptly reports any on-the-job accidents.
  • Maintains an awareness of typical and special hazards of the work place.
