Reporting to the Senior Director, Planning, the Project Manager, Planning & Preconstruction will support the advancement of development projects across the pre-construction lifecycle, from early feasibility through to construction readiness. This role will work closely with internal stakeholders and external consultants to help drive projects through planning approvals, design development, and permitting. The Project Manager, Planning & Preconstruction plays a pivotal role in planning elements of the organization’s long term care development, retirement development and capital renovation initiatives.

Requirements

  • Bachelor’s degree in Urban Planning, Architecture, Engineering, Real Estate, or related discipline
  • 5–7 years of experience in real estate development, planning, architecture, or engineering
  • Experience working within Ontario’s municipal planning and approvals framework is required
  • Ability to navigate changing project and organizational priorities.
  • Proven track record of leading various complex real estate planning & preconstruction.
  • Ability to develop and maintain positive working relationships with internal and external stakeholders at all levels.
  • Excellent written and verbal communication and presentation skills.
  • Strong organizational and project coordination skills with the ability to manage multiple priorities in a fast-paced environment
  • Working knowledge of legislation, Codes and Zoning Bylaws
  • Solid understanding of design development and construction documentation processes
  • Project manStrong analytical and problem-solving skills, with attention to detail

Nice To Haves

  • Exposure to healthcare, long-term care, or seniors housing projects is considered an asset

Responsibilities

  • Support the advancement of development and redevelopment projects through planning, design, and approvals phases
  • Coordinate and manage project consultants including architects, planners, engineers, and other specialists
  • Assist in progressing projects through municipal approvals processes, including Site Plan Approval, Zoning By-law Amendments (ZBA), and Official Plan Amendments (OPA), as required
  • Support the preparation and tracking of development schedules, ensuring alignment with key milestones and deliverables
  • Assist in advancing projects toward key approvals, including building permits and Ministry of Long-Term Care design approvals
  • Coordinate design development activities to advance projects toward near-complete working drawings suitable for tender
  • Review drawings, reports, and consultant deliverables for completeness and alignment with project objectives
  • Support the preparation and management of development budgets, including tracking costs and identifying risks and variances
  • Assist with due diligence activities, including site analysis, planning review, and feasibility assessments
  • Liaise with internal stakeholders across development, operations, and finance to ensure alignment on project objectives
  • Support engagement with external stakeholders including municipalities, consultants, and regulatory bodies
