About The Position

The Project Manager, Campus Operations is responsible for managing complex and varied facilities projects across the USGA’s campuses, while providing day-to-day property management support and oversight of the department's capital planning program. This role, manages interdepartmental projects, leads construction and renovation projects from scoping through closeout, and contributes to multi-year capital planning by identifying, scoping, and prioritizing facility needs. The Project Manager works closely with the Senior Director, Campus Operations and campus stakeholders to deliver reliable, customer-focused facilities services aligned with organizational goals.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, Facilities Management, or related field, or equivalent combination of education and experience
  • 5+ years of experience in facilities project management, construction management, or building operations, with demonstrated experience managing complex projects from scoping through closeout
  • Experience with capital planning processes, including project identification, cost estimating, and multi-year budget forecasting in a facilities or construction context
  • Demonstrated experience managing building mechanical systems, maintenance programs, and facilities vendors
  • Strong proficiency with Microsoft Office, particularly Excel; experience with project management software or CMMS a plus
  • Excellent written and verbal communication skills, with the ability to produce clear project reports, budget summaries, and stakeholder briefings
  • Proactive, organized, and detail-oriented with strong problem-solving skills and ability to manage multiple concurrent projects
  • Team-oriented mindset with a willingness to be hands-on when needed
  • Valid driver’s license

Responsibilities

  • Manage projects from scoping and design through construction, closeout, and commissioning - coordinating architects, engineers, contractors, and consultants throughout
  • Lead project management for campus construction, renovation, infrastructure, and improvement projects at the USGA campuses
  • Develop project scopes, budgets, and schedules; track progress against each and provide written status updates to the Senior Director
  • Lead contractor and vendor selection processes, including bid solicitation, proposal review, and award recommendations
  • Oversee on-site construction activities to ensure work is executed safely, on schedule, and in accordance with contract documents and applicable codes
  • Manage change orders, RFIs, submittents, and project documentation through closeout
  • Coordinate with campus stakeholders to minimize operational disruption during active projects
  • Direct facilities staff in support of active projects as needed
  • Support the Senior Director in developing and maintaining the department’s multi-year capital plan, applying facilities expertise to project identification, and prioritization
  • Contribute to annual capital budget submissions, including project scoping, preliminary cost estimates, and scheduling assumptions
  • Track capital project expenditures against approved budgets; provide quarterly forecasts and variance explanations
  • Identify and flag deferred maintenance items, life cycle replacement needs, and facility conditions requiring capital investment
  • Develop maintenance scopes of work, service contracts, and operating budgets; negotiate with and manage vendors and service providers
  • Supervise vendor work on-site and ensure proper documentation, training, and O&M materials are received and cataloged
  • Proactively identify capital improvement needs and contribute to the rolling five-year capital maintenance plan
  • Maintain a high standard of customer service and occupant satisfaction across the campus
  • Manage the use of the Computerized Maintenance Management System (CMMS) for the creation, tracking, and management of preventive and corrective maintenance work orders
  • Conduct regular campus walk-throughs to assess system performance, safety, and occupant satisfaction
  • Collaborate with campus users to understand operational needs and ensure facilities are configured and maintained to support the work of the organization
  • Maintain the highest level of aesthetic appearance across all interior and exterior campus facilities
  • Oversee implementation of the campus forestry management plan
  • Manage landscape improvement projects, including vendor selection, scoping, budgeting, and on-site oversight to enhance campus grounds and exterior environments
  • Create, track, and report on key performance indicators to demonstrate optimal facility performance
  • Analyze operational and project data and recommend process, system, and workflow improvements
  • Prepare written reports and briefings for the Senior Director as required
