About The Position

The Project Controls Specialist/ Manager is responsible for managing and supporting project scheduling, cost control, forecasting, and performance reporting for complex construction projects located in Manhattan. This onsite role partners closely with Project Managers, field teams, and leadership to provide accurate data, analysis, and insights that ensure projects are delivered on time, within budget, and in compliance with contractual requirements. Requirements

  • Bachelor’s degree in Engineering, Construction Management, Business, Finance, or related field (or equivalent experience)
  • 5–10 years of experience in project controls, scheduling, or cost management within construction or capital projects
  • Strong understanding of project lifecycle management, scheduling methodologies, and cost control practices
  • Experience supporting mid‑ to large‑scale construction projects, preferably in dense urban environments
  • Advanced proficiency in Primavera P6, MS Project, Excel, and reporting tools (e.g., Power BI) of 2 years minimum
  • Ability to manage multiple priorities in a fast‑paced, onsite environment
  • Strong analytical, organizational, and communication skills
  • Must obtain associated security clearances immediately upon hiring.

Responsibilities

  • Develop, maintain, and manage detailed project schedules and cost control systems
  • Monitor project performance against budgets, schedules, and forecasts; analyze variances and trends
  • Lead earned value management (EVM/EVA) analysis and performance reporting
  • Prepare and present regular project controls reports to project teams and senior management
  • Support project planning, baseline development, and schedule risk analysis
  • Manage cost forecasting, cash flow analysis, and schedule impacts related to change orders
  • Track schedule delays, productivity impacts, and mitigation strategies
  • Work closely with onsite Project Managers, Superintendents, Engineers, and Field teams
  • Ensure compliance with contract requirements and project controls standards
  • Support audits, claims mitigation, and project documentation
  • Assist with project closeout including final cost reporting and lessons learned
