Principal Product Manager, Underwriting Specialist, CoStar Debt Solutions

CoStar•Boston, MA
•$152,000 - $206,000•Onsite

About The Position

CoStar Debt Solutions is building a commercial real estate underwriting platform that brings credit officers, data pipelines, and AI agents together on a shared data model. The Principal Product Manager, Underwriting Specialist will translate deep underwriting judgment into product workflows, defaults, and decisions used by originators and credit officers. In the first year, the role focuses on turning underwriting scenarios—including capital stack construction, rent roll ingestion, peer benchmarking, portfolio surveillance, and deal counterparty visibility—into practical product workflows. The role also shapes platform behaviors, such as proposed stack heuristics, variance sorting, when the system asks or assumes, how it surfaces uncertainty, and which decisions remain with a human. The position involves working directly with design partners at banks and sponsors, translating their needs into product, and partnering with engineering and product teams to determine how capabilities should be exposed in workflows. Over time, the role owns the underwriting product roadmap as it expands across asset classes, customer profiles, and agent-driven workflows, with the opportunity to own the underwriting platform end-to-end.

Requirements

  • Deep commercial real estate underwriting domain expertise.
  • At least 8 years of experience, ideally as a credit officer at a bank with a real loan book; sponsor-side, life company, or debt fund experience may also be relevant.
  • Working understanding of how originators, credit officers, asset managers, and sponsors spend their workdays and the friction between their roles.
  • Bachelor’s degree from an accredited, not-for-profit, in-person university or college.
  • Track record of commitment to prior employers.

Nice To Haves

  • Sound judgment about what is worth automating, what requires a human in the loop, and what should remain with a credit committee.
  • Ability to make specific, well-founded underwriting recommendations about model behavior.
  • Technology fluency, including ability to read a schema and reason about software as a system.
  • Experience working closely with product or engineering teams.
  • Product sensibility for deciding what belongs in a default, setting, warning, or nowhere.
  • Experience shipping tools, whether internal or external.
  • Interest in deciding what LLM-driven workflows should decide, ask, or flag.

Responsibilities

  • Own underwriting workflows across the product surface, including capital stack construction, rent roll ingestion, peer benchmarking, portfolio surveillance, and deal counterparty visibility.
  • Define default platform behaviors, including stack heuristics, variance sorting, when the system asks or assumes, how it surfaces uncertainty, and what remains in front of a human.
  • Develop and maintain design-partner relationships with banks and sponsors, translating their needs into product decisions.
  • Work with engineering and product teams to determine which platform capabilities should be exposed in workflows.
  • Own the roadmap for the underwriting surface as it expands to new asset classes, customer profiles, and agent-driven workflows.
  • Determine what the model should decide, ask, or flag, and what should be escalated to a human.
