About The Position

The Preconstruction Manager oversees early project planning and estimating activities and leads and mentors estimators. The role develops accurate estimates from conceptual through final pricing, prepares bid packages, coordinates with owners, design teams, and subcontractors, and supports a smooth transition from preconstruction to construction. The manager leads cost modeling, value engineering, constructability reviews, estimating and scope development, bid management, project pursuits, GMP development, and project handoffs. The position also works with clients, architects, engineers, and internal teams on design development, schedules, and project decisions.

Requirements

At least 10 years of experience in construction management.
Excellent verbal and written communication skills.
Strong attention to detail and accuracy.
Strong analytical, mathematical, and problem-solving skills.
Proficiency in MS Word, Excel, estimating software, and Bluebeam.
Regular, reliable attendance and physical presence at the assigned workplace.

Nice To Haves

Bachelor’s degree in construction management or a related field.

Responsibilities

Lead preconstruction phases from conceptual estimating through final pricing, including cost modeling, value engineering, and constructability reviews.
Prepare and review detailed takeoffs, estimates, scopes of work, bid packages, and front-end documents across multiple projects.
Oversee subcontractor and supplier solicitations, bid leveling, bid comparisons, and bid-day execution.
Collaborate with owners, clients, architects, engineers, and internal teams to guide design development, schedules, and project decisions.
Support proposals and GMP development.
Ensure a seamless transition from preconstruction to operations and conduct post-bid evaluations.
Lead and mentor other estimators.
