Preconstruction Manager
About The Position
The Preconstruction Manager is responsible for preconstruction-phase estimating services on assigned projects, from initial programmatic intent through construction-document pricing. Services include feasibility studies, budgets ranging from conceptual design through bidding, comparative studies, value engineering, and presenting this work to internal and external clients. The manager is accountable for estimate accuracy and for representing The HITT Way. The role primarily takes place in an office, with jobsite visits as necessary. Employees visiting construction sites must wear safety equipment in accordance with company policy.
Requirements
- Bachelor’s degree in Engineering, Construction Management, Architecture, or a related field.
- Five to seven years of related work experience, including at least two years in estimating.
- Ability to read construction drawings and specifications and identify missing elements.
- Excellent written and verbal communication skills.
- Attention to detail and ability to analyze technical information.
- Ability to analyze market and trade trends and understand geotechnical reports.
- Ability to make and influence decisions under tight deadlines and sometimes with incomplete information.
- Business sense, ability to forge subcontractor partnerships, and ability to analyze risk.
- Integrity consistent with company values.
- Proficiency in Microsoft Office Suite, especially Excel; On Screen Take-off (OST); and Adobe products, including Bluebeam.
Nice To Haves
- Building Connected proficiency is preferred but not required.
Responsibilities
- Provide the full range of estimating services with minimal oversight.
- Estimate a variety of building types.
- Manage multiple projects and deadlines, prioritizing and completing tasks.
- Present technical and financial information to stakeholders, including changes from previously presented information.
- Coordinate with developers, architects, subcontractors, and HITT Operations throughout the design-assist process, including attending design meetings as a HITT representative during preconstruction services.
- Provide oversight to Assistant Preconstruction Managers and Assistant Estimators.
- Distribute documents without administrative-assistant support.
- Represent The HITT Way and ensure estimate accuracy.
