As we continue to grow, we’re looking for a Pre-construction Sales / Business Development Sales professional to join our team. This role is ideal for someone who is passionate about building client relationships, driving new business opportunities, and leading projects through the preconstruction process within the building envelope industry. Working closely with clients, operations, and estimating teams, you will support project development from initial pursuit through contract award while helping drive strategic growth, profitability, and long-term client success.

Requirements

  • Strong background in building envelope construction, including experience in roofing, waterproofing, architectural cladding, glazing, or related systems
  • Proven experience in preconstruction, estimating, and business development within the construction industry
  • Demonstrated ability to build and maintain long-term client relationships
  • Strong understanding of construction contracts, tendering, budgeting, and project delivery
  • Experience successfully delivering preconstruction services and securing contracts on industrial, commercial, institutional, retail, hospitality, office, and multi-family projects
  • Strong technical understanding of building envelope systems, detailing, sequencing, and coordination
  • Excellent communication, negotiation, presentation, and organizational skills
  • Ability to manage multiple pursuits and priorities simultaneously
  • Leadership capability with the potential to oversee and mentor an estimating team

Responsibilities

  • Build, develop, and maintain strong relationships with owners, developers, consultants, architects, general contractors, and industry partners
  • Identify and pursue negotiated and tendered project opportunities within the building envelope market
  • Develop and maintain an active pipeline of roofing, waterproofing, cladding, glazing, and specialty envelope opportunities
  • Attend client meetings, networking functions, and industry events to strengthen market presence and relationships
  • Coordinate strategic pursuit efforts and assist in positioning the company for future opportunities
  • Support long-term customer retention and repeat business growth
  • Lead and coordinate all aspects of the preconstruction process from project qualification through final award
  • Review drawings, specifications, contracts, and tender documents to identify scope, risk, and opportunity
  • Coordinate budgeting, conceptual estimating, design-assist pricing, and detailed tender submissions
  • Provide technical input and practical solutions related to building envelope systems and constructability
  • Participate in value engineering exercises and recommend cost-effective alternatives without compromising performance or design intent
  • Work closely with operations, drafting, manufacturing, procurement, and project management teams during pursuit and handoff
  • Assist in subcontractor and supplier solicitation, scoping, leveling, and buyout activities
  • Coordinate and manage the project closing process
  • Lead or assist in commercial negotiations with clients, consultants, subcontractors, and suppliers
  • Review commercial terms, scope inclusions/exclusions, schedules, and project risk
  • Work with operations leadership to ensure projects are secured with appropriate margins and execution strategies
  • Support final contract award and transition into operations
  • Assist in developing and strengthening estimating and preconstruction processes
  • Mentor and support estimators and coordinators as the department evolves
  • Help establish standards, accountability, and consistency within the preconstruction group
  • Demonstrate leadership through professionalism, organization, accountability, and results
  • Grow into a leadership role overseeing estimating and preconstruction personnel based on demonstrated performance
