About The Position

We are seeking an experienced Preconstruction Manager to lead the planning and estimating efforts for commercial construction projects in the Kansas City area. This role is ideal for a professional with a strong preconstruction background who excels at budgeting, estimating, value engineering, and collaborating with project stakeholders from concept through project handoff.

Requirements

• Minimum of 5 years of preconstruction experience.
• 10+ years of experience within the commercial construction industry preferred.
• Strong commercial construction estimating and budgeting experience.
• Knowledge of design-build, CMAR, negotiated, select bid, and hard bid project delivery methods.
• Ability to interpret construction drawings, specifications, and contract documents.
• Experience developing bid packages, reviewing subcontractor proposals, and managing pricing.
• Strong understanding of constructability analysis, value engineering, and project planning.
• Excellent communication and relationship-building skills.
• Highly organized with the ability to manage multiple deadlines and priorities.
• Local to the Lenexa, KS/Kansas City area or able to reliably commute.

Responsibilities

• Lead all preconstruction activities from project pursuit through transition to operations.
• Develop conceptual estimates, detailed budgets, cost models, and pricing strategies.
• Review drawings, specifications, scopes of work, and construction documents for completeness and accuracy.
• Coordinate with owners, architects, engineers, subcontractors, vendors, and internal teams throughout the preconstruction process.
• Support projects delivered through design-build, construction manager at risk (CMAR), negotiated, select bid, and hard bid methods.
• Perform constructability reviews and provide value engineering recommendations to improve project outcomes.
• Prepare bid packages, solicit subcontractor pricing, and evaluate proposals.
• Identify scope gaps, pricing risks, scheduling concerns, and constructability issues early in the planning process.
• Assist with procurement planning, project phasing, scheduling, and logistics strategies.
• Partner with operations to ensure a seamless transition from preconstruction to construction.
• Build and maintain strong relationships with clients, subcontractors, consultants, and project partners.
• Contribute to the continuous improvement of preconstruction processes and best practices.
