About The Position

As the Portfolio Sales and Marketing Manager, you are responsible for the leasing and marketing success of an assigned group of communities. This includes, but is not limited to, the oversight, training, and accountability of the Cardinal Way of Leasing (CWoL) platform, utilizing available data channels to provide problem/solution-oriented Red-Light Analysis to Portfolio Managers for execution, and managing and monitoring the planning, execution, and effectiveness of all assigned communities’ Monthly Marketing Plans and marketing channels. While the primary responsibility of this role will be supporting stabilized communities, the PSM will sit within the New Development Sales & Marketing team and may also provide strategic and executional support for New Development communities, lease-ups, transitions, and special projects as business needs arise.

Requirements

  • 3-5+ years of experience in property management with a focus on leasing and sales.
  • Strong communication and collaboration skills.
  • Ability to motivate and energize a team.
  • Ability to analyze leasing data including, but not limited to, traffic volume, closing ratios, market comparable data, lease-signing velocity, rental rates, and concession analysis.
  • Knowledge of leasing and sales techniques.
  • Strong computer skills, including email, internet, word processing, spreadsheets, databases, and community management software.
  • Knowledge of Microsoft Office and Google Apps for Business.
  • Ability to define and solve problems, collect and analyze data, establish facts, and draw valid conclusions.
  • Ability to manage several abstract and concrete variables simultaneously.
  • Understanding of and compliance with all Fair Housing Laws and standards.
  • Ability to embody the Cardinal Culture and Cardinal Core Values every day.
  • Ability to work effectively across both stabilized community operations and fast-paced New Development or lease-up environments.

Responsibilities

  • Complete all assigned PSM Redbook tasks designated by Sales & Marketing leadership on a weekly, monthly, and yearly basis.
  • Execute, train, and administer Cardinal’s Sales Platform, including the Cardinal Way of Leasing (CWoL).
  • Execute the approved Cardinal Leasing Experience at all assigned communities. This includes, but is not limited to, sales, customer service, curb appeal, model presentation, leasing technology, and marketing.
  • Provide regular and consistent feedback to Leasing Teams regarding phone and onsite tour performance through phone, video conference, virtual role-playing, and in-person role-playing.
  • Review and approve each community’s Monthly Marketing Plan (MMP). Communities identified as yellow or red light will require additional attention to strategy and execution.
  • Provide onsite leasing, sales, and marketing training when required.
  • Lead community marketing calls as needed and approve leasing strategies, collateral orders, specials, advertising, and outreach marketing initiatives.
  • Guide onsite Team Members and ensure proper implementation of all marketing initiatives and activities throughout the assigned portfolio. This may include housing fairs, open houses, orientations, community events, university and local marketing events, promotional items, social media, website audits, advertisements, and online digital strategies.
  • Consult with onsite Community Managers and Portfolio Managers regarding Leasing Team performance concerns, including CWoL shops, training, SOP violations, follow-up effectiveness, weekly leasing goals, and other identified performance opportunities.
  • Lead the strategic implementation and review of annual marketing plans.
  • Monitor the effectiveness of marketing mediums and provide recommendations to Portfolio Managers monthly.
  • Monitor and complete assigned service requests and additional projects according to established policies regarding time allotment and acceptable tasks.
  • Attend select client calls to present leasing and marketing strategies as needed and in alignment with Sales & Marketing leadership.
  • Meet regularly with direct reports to discuss performance and problem/solution-oriented opportunities, with proactive communication and clear follow-up expectations.
  • Meet on a bi-weekly basis with assigned Portfolio Managers, with additional meetings scheduled as needed based on community performance and priorities.
  • Assist with New Development leasing and marketing strategy during key phases of the development lifecycle, including lead generation, temporary leasing office openings, VIP or Founder launches, public lease launches, grand openings, pre-opening, and stabilization.
  • Support the development and execution of Monthly Marketing Plans, outreach strategies, launch calendars, prospect journeys, leasing initiatives, and community-specific marketing plans for New Development assets as assigned.
  • Provide additional leasing and marketing support for New Development communities during critical milestones, increased workload periods, staffing transitions, or performance challenges.
  • Support onsite New Development teams through leasing training, CWoL coaching, marketing execution, prospect follow-up strategy, and implementation of the Cardinal Leasing Experience.
  • Assist with university outreach, housing fairs, local partnerships, events, grassroots marketing, digital strategy, collateral, and other launch-related initiatives.
  • Review leasing and marketing performance data to identify risks, opportunities, and recommended actions for New Development communities.
  • Support the transition of New Development communities into stabilized operations by helping maintain continuity across sales strategy, marketing plans, reporting, training, and onsite execution.
  • Partner with New Development Sales & Marketing leadership on special projects, playbooks, Redbooks, training initiatives, portfolio-wide programs, and testing of new sales and marketing strategies.
  • Identify successful strategies and best practices from stabilized communities that can be adapted for New Development communities, while also helping carry successful New Development practices into the stabilized portfolio.
