About The Position

Aeon is seeking a Portfolio Preservation Manager to lead strategies that strengthen and extend the impact of its existing affordable housing portfolio. This is a critical role on Aeon's Housing Development team, responsible for ensuring the ongoing viability, regulatory compliance, and financial performance of Aeon's housing assets. The Portfolio Preservation Manager will work across Aeon departments, and with public agencies, lenders, and investors, to identify and execute opportunities for asset repositioning, recapitalization, refinancing, and reinvestment that strengthen portfolio performance and sustain long-term impact. This position reports to Aeon's Executive Vice President of Housing Development.

Requirements

  • Experience in affordable housing finance, asset management, lending, syndication, or government housing programs
  • Strong understanding of LIHTC, HUD programs, bond financing, and other affordable housing subsidy structures
  • Experience analyzing financial performance, underwriting deals, or managing housing portfolios
  • Ability to interpret regulatory agreements, compliance requirements, and affordability restrictions
  • Strong analytical and financial modeling skills
  • Experience working with multiple stakeholders, including public agencies, lenders, and investors
  • Strong communication skills and ability to translate complex financial and regulatory information clearly
  • Commitment to equitable development and preserving long-term affordable housing
  • Ability to engage in culturally responsive communication and work effectively with people from a wide range of backgrounds.
  • A valid driver's license, vehicle insurance, and regular access to a reliable vehicle are required.

Responsibilities

  • Financial Strategy & Capital Structuring: Analyze asset performance, capital needs, and long-term financial sustainability.
  • Collaborate with Housing Development team to structure refinancing and preservation transactions.
  • Evaluate capital improvement needs and align funding strategies to support reinvestment.
  • Lead underwriting and financial modeling for preservation and repositioning efforts.
  • Lead or support efforts to secure funding, including preparing applications and working with funding partners.
  • Portfolio Strategy & Preservation Planning: Identify opportunities for recapitalization, refinancing, and long-term affordability extensions.
  • Review regulatory agreements, affordability restrictions, and expiration timelines.
  • Develop preservation plans to ensure long-term financial and physical viability of properties.
