About The Position

The Portfolio Manager is responsible for maintaining the integrity of the physical assets and maximizing the returns from those assets. This role involves oversight and compliance management regarding regulatory requirements related to owner's financing and owner's mission. The Portfolio Manager is also responsible for the supervision, training, and development oversight of all personnel within their management portfolio, and for maintaining relationships with suppliers, vendors, and others serving the communities within their management portfolio.

Requirements

  • Minimum of five years' experience at on-site and supervisory levels including multi-site responsibilities.
  • Strong leadership and team building abilities.
  • Self-motivated and self-directed individual.
  • Exceptional communication skills and ability to effectively interact with ownership representatives.
  • Proficient in understanding financial statements and creating business plans/budgets.
  • Possess a working knowledge of property management software, Federal Fair Housing, Landlord/Tenant and ADA legislation.

Responsibilities

  • Maintaining the integrity of the physical assets and maximizing the returns from those assets.
  • Oversight and compliance management regarding regulatory requirements related to owner's financing and owner's mission.
  • Supervision, training, and development oversight of all personnel within his/her management portfolio.
  • Maintaining relationships with suppliers, vendors, and others serving the communities within his/her management portfolio.
  • Conduct regular site visits to evaluate the progress and/or needs of the individual communities within his/her portfolio.
  • Supervising employees and contractors.
  • Assuring adherence to specifications (contractual; operations manual).
  • Conducting formal site inspections of building interiors and exteriors within management portfolio.
  • Making recommendations for physical repairs and/or replacements.
  • Ensuring observance of safety regulations.
  • Providing supervisory oversight for team leaders, business managers.
  • Regularly evaluating market conditions and property comparable.
  • Evaluating and monitoring community's marketing plan.
  • Periodically reviewing rental applications and lease forms for accuracy and compliance with established policies and procedures.
  • Supervising rent collection in accordance with established policies.
  • Approving and monitoring rental rate recommendations for new leases and renewals based on current market information.
  • Reviewing and helping develop annual property management plan and operating budget.
  • Reviewing all monthly financial reports.
  • Reviewing and approving payments (payroll, invoices).
  • Approving expenditures in accordance with established policy and procedures.
  • Handling employee selection, training, and control, and assuring that all supervised employees comply with the appropriate policies and procedures.
  • Ensuring property files and records are maintained.
  • Spending agreed-upon percentage of time on obtaining market knowledge, community relations, and asset evaluation.
