About The Position

This is a high-accountability, travel-based Operations Leader role at Barvin, focused on stepping into newly acquired, underperforming, or leadership-vacant apartment communities to drive measurable financial and operational results quickly. The role involves establishing operational discipline, building teams, raising standards, and driving performance until the property, team, and performance standards are stronger. The position blends operations leadership, financial management, team development, and strategic execution across multiple assets, requiring a hands-on, autonomous, and performance-driven approach. The goal is to increase occupancy, optimize revenue, and embed accountability.

Responsibilities

  • Drive revenue growth, leasing performance, rent optimization, and renewal strategy
  • Improve occupancy, delinquency management, and expense control
  • Execute asset business plans aligned with ownership objectives
  • Deliver measurable improvements in Net Operating Income (NOI)
  • Step into underperforming or leadership-vacant properties
  • Diagnose operational gaps quickly
  • Implement 30-60-90-day stabilization plans
  • Establish repeatable operating standards
  • Partner closely with Operations leadership to develop, refine, and implement SOPs that drive consistency, accountability, and scalable property performance
  • Recruit, hire, and onboard Community Managers, Leasing Professionals, and Maintenance leaders
  • Set clear expectations and performance standards
  • Build high-performing teams that deliver strong customer experience and operational results
  • Champion excellence while empowering autonomy
