About The Position

The Porter maintains the grounds, amenities, and common areas of a luxury residential community and assists the maintenance team with service requests. The role supports an inviting community through maintenance work, apartment preparation, inventory and shop organization, resident satisfaction efforts, and preventative maintenance. The position also communicates with residents, customers, investors, vendors, leadership, and CWS team members, and participates in company risk management and safety programs.

Work takes place throughout residential apartment communities, including occupied units, vacant apartments, exterior grounds, and maintenance areas. The position may involve exposure to varying temperatures and weather, noise, dust, fumes, chemicals, power tools, moving mechanical equipment, and other conditions associated with property maintenance operations. The role may require work at locations other than the employee’s home property and travel within major metropolitan areas or to company functions in other cities.

Requirements

• CPO certification is required.
• Valid driver’s license and current automobile insurance are required.
• Able to read service requests and schedules and regularly converse in English with team members, residents, and vendors.
• Basic computer skills.
• Able to adhere to a set and variable work schedule.
• Able to adhere to company policies, procedures, and practices.
• Able to maintain a professional and ethical atmosphere.
• High school diploma or GED preferred.
• Janitorial experience preferred.

Responsibilities

• Complete minor service requests.
• Prepare make-ready apartments.
• Maintain community common areas and grounds.
• Maintain the pool area.
• Maintain inventory and organize the shop.
• Participate in resident satisfaction programs.
• Participate in the preventative maintenance program.
• Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
• Participate in CWS Risk Management and Safety Programs.
• Perform duties at locations other than the home property when needed.
• Travel within major metropolitan areas and attend company functions in other cities when required.
