About The Position

The Porter maintains the property’s common areas and prepares apartments for move-in. The role involves keeping indoor and outdoor areas clean, safe, tidy, and presentable; maintaining landscaping; and supporting apartment turnovers. The Porter communicates property or apartment issues to the appropriate supervisor, responds to emergencies according to policy, attends required training, follows company procedures, and contributes to resident satisfaction through strong customer service and teamwork. The position works both inside and outside apartment buildings, throughout the property and its amenities. It involves frequent exposure to outdoor elements, including potentially unpleasant or hazardous temperatures, weather, odors, and landscape conditions. Requirements

Ability to organize and manage multiple priorities.
Positive attitude, enthusiasm, and energy while providing exceptional customer service.
Ability to use hand and power tools.
Ability to lift, push, pull, carry, or maneuver up to 50 pounds.
Ability to stand, walk, and perform physical labor for up to eight hours per day.
Ability to communicate and comprehend in English.
High school diploma or equivalent.
Ability to embody the Cardinal Culture and Cardinal Core Values.
Ability to physically access all interior and exterior parts of the property and amenities and work indoors and outdoors in all weather conditions.
Ability to perform duties involving regular hand use, talking, hearing, standing, walking, reaching, climbing, stooping, or squatting.
Vision abilities including close, distance, and color vision, peripheral vision, depth perception, and ability to adjust focus.

Nice To Haves

Career experience as a custodian, in janitorial work, as a janitor or porter maintenance worker, in landscaping, or in general labor.

Responsibilities

Demonstrate exemplary customer service and teamwork.
Maintain a safe, tidy, and sanitary clubhouse, office, model apartment, and other common areas.
Keep the property free of trash, debris, and animal waste.
Keep dumpster areas clean and prepare them for trash pickup.
Maintain grass and landscaping, including watering flowers.
Ensure apartments are in the best possible condition before new residents move in.
Advise the supervisor of apartment issues needing additional attention, such as damaged carpet or linoleum and window or door repairs.
Assist with apartment turnovers as directed.
Communicate maintenance or curb-appeal problems requiring further attention to the Property Manager or Service Manager.
Respond appropriately to emergencies in accordance with policies and procedures.
Attend required in-service training sessions and participate in required Cardinal U training.
Understand and comply with all policies and procedures.
Contribute to resident satisfaction by meeting or exceeding customer expectations.
Perform other related duties as assigned by the Team Leader.
