About The Position

The Porter is responsible for maintaining the grounds of the assigned property in an attractive condition, working under the supervision of the Maintenance Supervisor. The position requires following OSHA standards and company safety policies, completing required safety training and hazard assessments, and maintaining professional conduct, attendance, and communication. The role also includes groundskeeping, exterior upkeep, equipment maintenance, custodial work, and assistance with maintenance emergencies. The position is full-time, works day shifts, and is located at Holly Point Apartments in Holly Hill, Florida.

Requirements

Clearly communicate verbally and in writing, and read in English.
Read, understand, and follow handwritten or printed work orders and instructions; provide handwritten or typed responses and reports in accordance with company procedures.
Read and understand manuals, procedures, warning labels, and directional labels relevant to assigned tasks.
Work under time constraints and complete tasks in a reasonable timeframe.
Limited computer literacy.
Have a government-issued state ID, or a valid driver’s license if required by management based on location, property, or business needs.
Safely lift and carry up to 50 pounds without assistance.
Safely move large appliances using a hand truck.
Safely use hand tools and power tools, including hammers, screwdrivers, saws, hand-held drills, and circular saws.
Safely ascend and descend ladders unassisted.
Tolerate normal exposure to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions.
Safely access all areas of the property grounds regardless of ground or weather conditions, including multilevel structures, with or without an elevator.
Frequently walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl, potentially for extended periods.
Have close, distance, color, and peripheral vision, depth perception, and the ability to focus.
High school diploma or equivalent preferred.
Prior experience preferred.
Excellent attendance and communication skills, professionalism, and the ability to build lasting business relationships are expected.

Responsibilities

Follow OSHA standards, company safety policies, and work-safety requirements; complete required safety training and a hazard assessment form before beginning tasks.
Water potted plants in community common areas daily and water additional newly planted foliage as directed by the community manager.
Perform groundskeeping as needed, including watering lawns and landscaping, mowing, trimming, fertilizing and raking lawns, tending flowers, pulling weeds, spraying insecticides, maintaining watering and drainage systems, turning soil, and reseeding lawns.
Perform exterior property upkeep as needed, including painting buildings, picking up litter and trash, cleaning and maintaining exterior light fixtures, replacing light bulbs, and installing or maintaining fences and gates.
Care for the pools and help keep the pool area clean, chairs straight, and trash receptacles empty.
Assist with inventory control and upkeep of grounds equipment and supplies, and perform scheduled equipment maintenance according to manufacturers’ recommendations and operating manuals.
Maintain lawn and cleaning equipment according to manufacturer and company procedures.
Pressure wash or blow walks and breezeways routinely.
Assist with emergency maintenance situations, including after-hours situations such as fire watch, and participate in a standby emergency schedule for evening, weekend, and holiday coverage.
Communicate verbally and in writing with the supervisor at least once daily; report unusual or extraordinary circumstances regarding the property, co-workers, or residents.
Maintain the required property uniform and a professional appearance and attitude.
Ensure storage areas and entrances are locked and that adequate lighting is maintained.
Assist with custodial work, including sweeping, mopping, vacuuming, emptying trash and pet stations, and cleaning windows.
Assist other team members when necessary.
Read and follow work orders, manuals, warning labels, and other instructions; provide responses and reports according to company procedures.
Complete tasks within reasonable time constraints and accept other tasks and responsibilities as needed.
