About The Position

The Porter is responsible, under the supervision of the Maintenance Supervisor, for maintaining the grounds of the assigned property in an attractive condition. The role requires compliance with OSHA standards and company safety policies, including completing a hazard assessment before beginning tasks and participating in required safety training. The Porter is expected to maintain excellent attendance and communication, build lasting business relationships, and act professionally. This is a full-time, day-shift position at Willow Lake in Miami Gardens, Florida, with local travel as needed for business.

Requirements

Ability to communicate verbally and in writing and read in English.
Ability to read, understand, and follow handwritten or printed work orders; provide written responses; and complete reports according to company procedures.
Ability to understand manuals, instructions, warning labels, regulations, procedures, and directional labels relevant to assigned tasks.
Ability to work under time constraints and complete tasks within a reasonable timeframe.
Willingness to accept tasks and responsibilities that may not be strictly related to repair and maintenance.
Limited computer literacy.
Must have a government-issued state ID, or a valid driver’s license if required by management based on location, property, or business needs.
Safely lift and carry up to 50 pounds without assistance.
Ability to move large appliances using a hand truck.
Ability to safely use hand tools and power tools, including hammers, screwdrivers, saws, handheld drills, and circular saws.
Ability to safely ascend and descend ladders without assistance.
Ability to tolerate normal exposure to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions.
Ability to access all areas of the property's grounds safely, including multilevel structures, regardless of grounds or weather conditions, with or without an elevator.
Ability to walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl frequently and possibly for extended periods.
Required vision abilities include close, distance, and color vision, peripheral vision, depth perception, and ability to focus.

High School Diploma or equivalent preferred.

Responsibilities

Follow OSHA standards, company safety policies, and work-safety requirements; complete required safety training and a hazard assessment before beginning tasks.
Water potted plants in common areas daily and water newly planted foliage as directed by the community manager.
Maintain landscaping as required, including watering, mowing, trimming, fertilizing, raking, tending flowers, pulling weeds, applying insecticides, maintaining watering and drainage systems, turning soil, and reseeding lawns.
Perform other grounds and property upkeep as needed, including painting building exteriors, picking up litter and trash, maintaining exterior lights and replacing bulbs, and installing or maintaining fences and gates.
Care for pools and help keep pool areas clean, chairs straight, and trash receptacles empty.
Assist with inventory control and upkeep of grounds equipment and supplies, and assist with emergency maintenance and after-hours situations such as fire watch.
Perform scheduled equipment maintenance according to manufacturer recommendations and operating manuals; maintain lawn and cleaning equipment according to manufacturer and company procedures.
Pressure-wash or blow walks and breezeways as part of routine upkeep.
Participate in standby emergency coverage for evenings, weekends, and holidays.
Communicate verbally and in writing with the supervisor at least once per day; report unusual or extraordinary circumstances involving the property, coworkers, or residents.
Wear the required property uniform and maintain a professional appearance and attitude.
Keep storage areas and entrances locked and ensure adequate lighting is maintained.
Assist with custodial work, including sweeping, mopping, vacuuming, emptying trash and pet stations, and cleaning windows.
Assist other team members when necessary.
