About The Position

Richman Property Services, Inc. is seeking a full-time Pool Technician to support their Maintenance Team in the Spring Hill/Brooksville, FL area. This role involves ensuring the cleanliness, upkeep, and safety of swimming pools, spas, and related equipment across multiple properties. Requirements

  • Minimum 3 or more year's experience as a Maintenance Technician in the multi-family residential industry.
  • Certified Pool Operator's license (CPO), and EPA I & II or EPA Universal required.
  • Valid/active Driver's License required.
  • A high school diploma or a General Educational Development (GED) certificate is required.
  • Knowledge in maintenance, including swimming pool maintenance and water chemical balance, carpentry, electrical, plumbing, as well as the use of power tools.
  • Able to assess damage and estimate the cost of repair for pool-related items.
  • Knowledge of local, state, and federal laws; Knowledge of Fair Housing Laws; Record Keeping, organization.
  • Able to work with minimal supervision.
  • Must own tools where applicable.
  • Ability to speak, listen, read, and write English with sufficient proficiency to maintain a safe environment.

Nice To Haves

  • Prior "Floating" experience (or working several properties) preferred.
  • Bilingual English/Spanish speaking applicants preferred.
  • A trade or technical school education or industry-related courses are preferred.
  • Truck ownership preferred.

Responsibilities

  • Comply with all local, county, and state ordinances governing the maintenance and operation of swimming pools and spas.
  • Follow Richman Property Services (RPS) Swimming Pool Policy.
  • Inspect and ensure that all pool areas are fenced, and all pool gates are equipped with automatic self-latching closures, and that they are in working order.
  • Ensure Vac Pac systems are locked when not in service.
  • Ensure pool rules are posted in full view and in good condition.
  • Inspect all required safety equipment (shepherd’s hook, ring buoy) to ensure they are easily accessible and in good condition.
  • Ensure NO DIVING signs are clearly posted and stenciled on the pool deck.
  • Test pool chemicals (Chlorine, PH, Total Alkalinity, Calcium Hardness, and TDS) and record on the RPS Swimming Pool Log upon every visit.
  • Cleans filters, vacuums, sweeps the surface and tiles, and cleans and inspects all other pool-related equipment and areas.
  • Making repairs to pool-related equipment when necessary.
  • Ensure pool drains are in good repair and in compliance with VGA.
  • Recording all findings on the RPS Daily Pool Inspection, which is located in AppWork.
